The Residential closed sales of single-family detached homes totaled 287 units for June 2022. This compares to a total of 402 units in June 2021. The median price of single-family detached homes sold by members of the REALTORS® Association of Indian River County MLS for June 2022 was $405,000. This compares to a median price of $330,000 for June 2021. Current active inventory of residential single-family detached homes total 637 for June 2022. This compares to the active inventory of 369 for June 2021.
The Residential closed sales of condominium homes totaled 79 units for June 2022. This compares to a total of 129 units in June 2021. The median price of condominium homes sold by members of the REALTORS® Association of Indian River County MLS for June 2022 was $235,000. This compares to a median price of $230,000 for June 2021. Closed Sales are down -8.6% for June 2022 in which the number of units closed was 1,103 compared to 1,207 in June 2021, with an increase in cash sales of 4.5%.
New Pending Sales are down -8.6% and New Listings are up 18.9%.
The Median Sales Price for Brevard Single Family homes is up 16.2% to $367,525 compared to a year ago, which was $316,400.
Months' Supply of Inventory is up 66.7% to 1.5 months, from 0.9 months in June 2021.
Traditional Sales are down -8.3% with a median sales price of $368,140.
Foreclosure/REO Sales are down -55.6% with 4 closed sales and a median sales price of $213,375.
Short Sale Closings are N/A with 1 closed sale and a median sales price of $420,000.

2nd Quarter Sales Result for Vero Beach Island Condos & Townhomes + Perspective on Sales
This analysis will provide 2nd quarter sales results for Vero Beach Island condos and townhomes. More importantly this will provide some future perspective on sales.
All the 2022 results-to-date are within the realm of what was expected. Median sales prices are up (although not as much in the 1st quarter), the net number of sales are trending downward, months’ supply of inventory is still giving sellers’ the negotiating edge, in May, 70% of the purchases were for cash (thus the impact of rising mortgage interest rates has been muted on Island condo sales), and the time it takes to sell a condo dropped to 24 days (it takes me longer to schedule a session with my psychiatrist)...
