Dear ,

It's here, finally here . . . Happy Spring, everyone!

I don't know about you, but I am itching to get my annual flowers planted and my window boxes, containers and hanging baskets in place, but I know it's best to wait until after Memorial Day. This is Vermont after all and a late spring frost is not unheard of. Just look at last week's temperatures. In anticipation, I have been scouting the options at Glebe Mountain Gardens in Londonderry (my favorite local garden center) and I am excited about their selection and the riot of color I have planned!

We here at Mary Mitchell Miller Real Estate are keeping busy and will have a number of new listings to introduce and sales to announce in the next few weeks, so be sure to keep an eye on our Facebook page. I post there regularly and there is a lot of up-to-date information for your enjoyment.

As always, we would be grateful for your business and referrals. Just give us a call if there is anything we can do to help you or a friend to sell or purchase a Vermont property. And, please remember that we have a vast referral network of trusted REALTOR colleagues that we have worked with throughout the state and it would be our pleasure to guide you in the right direction.

Be well and stay in touch,

- Claudia Harris

Ludlow Bridge Closures - Summer Road Construction
There are several bridge projects ongoing in Ludlow this summer and travelers on Main Street/Route 103 (through town) will need to find an alternate route for a good part of the summer.

There are two big projects, but the major headache will be the replacement of Bridge 25 on Route 103 just east of the Mojo Cafe (a favorite) and the Fletcher Library (Meadow Street). Construction on that bridge will include a 35-day full bridge closure anticipated to begin in early June. Preceding and following the closure, Bridge 25 will be reduced to one lane with alternating one-way traffic. No specific timeframe has been announced yet, but once the closure happens, it will last for 35 consecutive days.
  • The good news is that there will be a short, local detour available to passenger cars (no trucks allowed).
  • The bad news is that commercial traffic (including big trucks) will be detoured through Weston for the entire time the bridge is closed thus causing lots of dust and noise and a busy 35 days on Main Street and Route 100 in Weston.
Project 1
Branch Brook Bridge - Junction of Routes 103 and 100 North
* Bridge will be closed for 10 days starting May 15th
* Alternating one-way traffic (on the front & back end of construction)
* Alternate route using Buttermilk Falls Road to Rod & Gun Club Road
Project 2
Complete Bridge Replacement of the Walker Bridge - Main Street/Route 103
* Bridge will be closed for 35 days starting approximately June 9.
* Anticipated opening date is around the 2nd week in July
* Alternate routes using Depot Street, High Street & Pleasant Street.
* Truck routes using Route 11, Route 100 & Route 155 to Route 103.
Additional information can be found on the Town of Ludlow's website at or the Vermont Agency of Transportation's road construction website at

Local Composting Rules and Options
Food scraps account for nearly 1/3 of most people's trash. You can put these scraps to better use by composting. Composting is the process by which microorganisms decompose organic material like food scraps and yard debris, producing a nutrient-rich soil amendment for your garden or house plants.

Composting organic material instead of putting it in with your trash is an easy way to help the environment. Composting reduces greenhouse gas emissions (some people estimate that composting a 5 gallon bucket equals 1 gallon of gasoline saved). Composting reduces costs and energy associated with managing waste. Compost is a better use of organic matter and nutrients than sending food scraps to the landfill.
How it works: The scraps collected at The Transfer Station are taken to TAM Compost Facility in Bennington, Vermont where the piles quickly reach and stay at temperatures of at least 145 degrees. Because these high temperatures kill any undesirable organisms and break down even tough materials like bones and corncobs, the drop-off program can accept a wider variety of items than most backyard compost bins.
Compost Pails: Counter top and under counter/ mud room pails are for sale at The Londonderry Transfer Station and Londonderry Town Office. Click here for more information about purchasing compost pails.
Tips for maintaining your compost pails: Try lining the pail with a brown paper bag, or black-and-white newspaper (no colored or glossy), no paper towels. You can dump these linings right in the compost cart with your food scraps.
The Londonderry Transfer Station is located at 7060 Route 100 in Londonderry and serves the towns of Londonderry, Landgrove, Peru, Weston, and Windham.
