Greetings from sunny, gorgeous Weston, Vermont! We have had the most spectacular foliage season so far this year. Long days with crisp sunshine and cool temperatures at night, and the fact that we have not had much rain or wind has resulted in some of the best color I've ever seen . . . and it's been long-lasting!

The market was a little flat this past summer, but business definitely picked up in the past six weeks and it's been a busy busy fall so far. We're represented buyers or sellers on several exciting transactions in the past month, including the following properties:

Arm Yourself Against Wire Fraud
It's a dangerous world we live in and every day there are reports of new ways in which you might be the victim of electronic and internet fraud, identity theft, financial irregularities and more.
One the biggest areas of concerns for realtors and our clients is wire fraud, and some realtors are taking protective and proactive steps to prevent fraud within our own accounts as well as those of our buyer- and seller-clients.
An example of wire fraud is when sophisticated criminal hackers monitor email accounts scanning for key words like "trust account", "escrow", "deposit", "wire", and "transfer" in connection with a real estate transaction. The hackers will send an email from a "spoofed" email address that resembles the address of a legitimate realtor, mortgage lender or attorney. The email is sent to unsuspecting parties to the transaction and it usually says something like there is a last-minute change of plans and the deposit or purchase funds should be wired from the buyer/seller into a different bank account. Unwitting victims around the country have been tricked into wiring hundreds of thousands dollars into fraudulent accounts. The money is, for the most part, unrecoverable.
One of Mary Mitchell Miller Real Estate's new policies, for example, is that we will not email bank account information or wiring instructions for our own accounts or those of our clients. All wiring and account information must be handled in person or over the telephone and nothing will be sent by email.
In this short video, the National Association of REALTORS' General Counsel Katherine Johnson explains a how scammers are using this scheme to steal money from real estate clients, and it offers tips with which you can protect yourselves.  Watch the video here.
Ask the Local Expert at Weston's Memorial Library
Mary Mitchell Miller Real Estate will be presenting a special "Ask the Local Expert" session entitled  "Tips on How to Sell in a Tough Real Estate Market" at Weston's Wilder Memorial Library on Wednesday, November 2, 2016.
We are teaming up with our friends at the library to talk about steps that homeowners can take BEFORE as well as during the time they might have their home listed for sale. It's still a buyer's market in southern Vermont and sellers need to position themselves smartly and be reasonable with their expectations. As REALTORS, it is our job to keep everyone informed, excited and prepared. This presentation will give you some tips to get yourself poised and ready to jump into the process of selling a home.
Future "Ask the Local Expert" sessions will highlight topics ranging from " Common Surgical Problems and How to be Your Own Best Care Provider" to " Ukulele: History, Presentation & Workshop " to "Make the Most of Your TV Set - Internet, Netflix," and "Tying Your Own Flies for Fly Fishing." Green Mountain Gourmet
Vermont Butternut Squash Soup

    3 pounds of butternut squash (1-2 depending on size)
  • 1 tablespoon (more or less) canola oil
  • 2 cups chicken stock
  • 2 tablespoons of brown sugar or maple syrup
  • 1/4 teaspoon ground cinnamon
  • Pinch of fresh grated nutmeg
  • Pinch of allspice
  • 1/2 teaspoon of salt
  • 1/4 teaspoon ground pepper
  • 2 tablespoons of bourbon
  • 1 cup heavy cream
  • 2 tablespoons of chopped fresh parsley
  • Additional chopped parsley and/or thin sliced scallions for garnish
  1. Heat the oven to 350°
  2. Cut squash in quarters (lengthwise) and remove seeds. Brush lightly with oil.
  3. Bake skin-side down on a baking sheet for about one hour or until squash is soft.
  4. Let cool so that you can handle it and scrape the flesh out and cut into cubes 1-inch in size.
  5. Please squash in a saucepan with the chicken stock, parsley, salt and pepper.
  6. Bring to a boil, cover and simmer for about 15 minutes.
  7. Blend soup with a stick blender (or in a blender if you want it to be silky smooth) until pureed.
  8. Return to pot and add remaining ingredients, adding the cream last and adding it slowly while stirring. Keep stirring. Heat to a rolling boil and then quickly turn off before it boils over.
  9. Stir well and serve with a garnish of more parsley or scallions.
  10. Can be reheated at a low temperature or in a microwave.

(Note: It will thicken as it cools and, if you are reheating it, you may need to add a little water or stock to thin it out.)
