Mid-Year Lending Update


Halfway through the 2026 fiscal year, which runs from July 1, 2025 to June 30, 2026, MassHousing has closed more than $667 million in financing to support affordable homeownership and rental housing opportunities for more than 2,300 Massachusetts households. MassHousing has closed $383.5 million in financing to 22 rental housing communities with 1,523 apartments (1,499 of which are affordable). The Agency has helped 793 Massachusetts residents buy a home in the Commonwealth by providing $278.4 million in first mortgage and down payment assistance financing. In addition, MassHousing provided $5.8 million in financing to help 131 existing homeowners improve or repair their properties.

Moody's Gives MassHousing a Positive Outlook


Moody's Investors Service recently revised its assessment of MassHousing's outlook from stable to positive and affirmed the Aa3 issuer rating, citing the Agency's "continued and consistent growth in financial performance and very strong management." This is the first change to MassHousing's Moody's Issuer Credit Rating since an upgrade in 2013. Read more.

NCSHA Honors MassHousing


The National Council of State Housing Agencies recognized MassHousing during its Annual Awards for Program Excellence. MassHousing received the NCSHA's award for Rental Housing: Encouraging New Construction and Promoting Preservation for the Agency's Momentum Equity, a first-in-the-nation revolving fund to support mixed-income rental housing production. MassHousing is providing $17.8 million in financing to help Just A Start demolish a vacant commercial building and develop 43 deeply affordable, energy-efficient rental homes in Somerville's Union Square. Read more.

St. Mathieu's Apartments, Fall River

$4.9 million in MassHousing financing is helping a joint venture of Aedera Companies and SHIFT Capital to acquire and extend affordability at this 30-unit housing community. Read more.

Campello Apartments, Brockton

MassHousing has closed $50 million in financing for the first phase of the three-phase redevelopment of this public housing campus originally built in 1972. Read more.

Homeownership

Coming Soon: Accessory Dwelling Unit (ADU) Loan Program

MassHousing will soon introduce a new Accessory Dwelling Unit Loan Program that will provide income-eligible homeowners with affordable financing to add an additional unit to their properties. The program is expected to launch in the Spring of 2026. Learn more.

Top CY2025 Partner Lenders Announced


MassHousing recently updated its lists of Top Partner Lenders and Top Loan Officers, statewide and by county, for their success in originating MassHousing mortgage loans and down payment assistance to Massachusetts homebuyers in calendar year 2025. The top overall lender was Total Mortgage Services, and the top loan originators were Denise Peach (Total Mortgage Services) and Maria Luker (Hometown Mortgage). Alexis & Delyann's Homebuying Story

Alexis and Delyann made a resolution to purchase their first home in 2025. They used an affordable mortgage loan and down payment assistance from MassHousing to purchase a new home in Holyoke, which was developed by the city's housing authority with support from MassHousing. Housing Stability

Winter Training Schedule Announced

MassHousing has announced the Winter 2026 line-up of trainings offered through its Housing Stability Department. The online trainings are focused on the intersection of social issues and affordable housing and are tailored to property management and social service staff. Trainings are open to anyone and are free for staff of TAP member sites. View the training schedule and sign up today.

TPP Helps Prevent Evictions, Promote Opportunities


The Tenancy Preservation Program (TPP) is a joint effort by MassHousing, housing advocates, state agencies and the Housing Court to prevent homelessness among individuals and families who are facing eviction because of behavior related to a disability, behavioral health disorder or other complex health condition. Massachusetts Community Climate Bank

MassHousing and MCCB Finance Deep Energy Retrofits


MassHousing recently announced the first loans to rental housing communities through the Massachusetts Community Climate Bank. MCCB loans are supporting Deep Energy Retrofits that will cut energy use by more than 50 percent and eliminate on-site fossil fuel usage for 110 affordable rental homes at Treehouse at Easthampton Meadow in Easthampton and the Brian J. Honan Apartments in Allston. Read more.

Energy Saver Home Loan Program Surpasses $5M in Lending


MassHousing has provided more than $5 million in financing through the Energy Saver Home Loan Program to help Massachusetts homeowners reduce their home energy usage and adopt clean energy technologies. To date, the program has been used by homeowners in 72 of the Commonwealth's 351 cities and towns. Read more.

Draft Homeownership Tax Credit HQAP Published, Info Sessions Planned


MassHousing has released a draft Homeownership Qualified Allocation Plan (HQAP) for the Homeownership Tax Credit Program, which is now available for public review and comment. Feedback should be sent via email to StrategicCommInvestment@masshousing.com by Friday, February 27.
