To Our Valued Massachusetts Agents,
Effective October 26, 2023, we are adjusting our Massachusetts Homeowners Program Underwriting Guidelines.
Highlights include:
- Dwellings with residents who smoke, applicable to the policyholder and other occupants or tenants, are ineligible. Smoking materials include cigarettes, cigars, pipes, vapes, etc.
- Electric Vehicle (EV) Charging Stations in any structure must be professionally installed by a licensed electrician and meet all safety protocols.
- For American Commerce Insurance Company (ACIC), Commerce Insurance Company (CIC) policies and Dwelling Fire, three and four family risks are ineligible for new business.
- Greater detail has been provided for Electrical, Heating, and Plumbing System requirements.
- Roofs over 25 years old are ineligible, unless composed of slate or tile roofing material.
Additionally, some modifications have been made to policies processed through AgencyPortal®. Policies not meeting underwriting guidelines will generate a "risk is ineligible" message. Additionally, we’ve included a ‘referred to underwriting’ message for submissions that require underwriting approval prior to binding – such as, for example, dwellings under home renovation and new business with a prior loss greater than $25,000.
As a reminder, any insured who has been non-renewed or canceled for any underwriting reason by any company should not be submitted to MAPFRE.
