Welcome to Mr. Toad's Wild ride! That can be the feeling of Maui's roller coaster ride marketplace at the moment, as the switch flips from a Seller's market to a Buyer's market. Inventory seems higher than in recent years as it resets to a different landscape. This quarter we have had a late start with our high season, but it has still resulted in sales and escrows in all categories from Kaanapali condos, to homes from Napili, Kahana, Kaanapali Coffee Farms and Launiupoko. Recently we are seeing the volatility of economic condtions creating havoc with buyers as they take a "wait and see" attitude. Yet, we are also expecting to see other Buyers that want to put their money into hard assets, like real estate, and not leave it in the stock markets.
All in all, it's taking more creative offers and patience to navigate this market and keep the escrows intact. We are having more discussions on what the Maui vacation rental status is for specific condos, what is happening with our Lahaina rebuild, and possible new pricing for goods to build on vacant land. Out of all these discussions, we are helping many happy Buyers get into new homes, and many happy Sellers move on to their next investment. It is just taking more patience on everyone's part.
