  • NORTHERN VIRGINIA housing market has appreciated and is now almost same price as Washington DC.
  • Now at 9.5%......Yikes!
  • MARYLAND housing market has reduced appreciation somewhat
  • 9.2% appreciation versus previous month's 9.5% appreciation.....still high!
  • Note, two months ago appreciation was 12.3%.
  • WASHINGTON DC home appreciation continues to decline.
  • Current appreciation is 5.9%.
  • Large decrease from three months ago when DC experienced 12.3% appreciation.
  • NOTE: inflation is running at an annual rate of 8.6%. We should expect home prices to at least match the annual inflation rate.
Tobin's note: Median price of home today in WASHINGTON DC is $660,000.
  • Same home 12 months ago would have cost $603,000.
  • Increase of $57,000 over 12 months.
  • You would have to save $4,750 each month to buy same home you saw 12 months previously. (Tobin's note, this is crazy!).

See below. If you wait to buy a home---you will see higher home interest rates and an increased cost of homes (due to low inventory).
  • Conclusion. Home interest rates are going to continue to rise and so will homes. If you are thinking about buying---buy now!
See below. The CPI (Consumer Price Index) is now 8.6%. A little over one year ago the CPI was 1.4%. 
See below. The PPI (Producer Price Index) is now 10.8%. The PPI is what producers/manufacturers pay for raw materials. It takes about 2 months for the PPI inflation number of 10.8% to be shown in our CPI (Consumer Price Index).
  • Tobin's comment. This is proof our current CPI inflation will continue to go up. CPI currently at 8.6%.

  • Producer price index (PPI) up 10.8%---ouch.
