Issued, Completed, Expired - do you know the status of your L+I permits? Obtaining the necessary permits for your project is just the first step. Don't forget to ensure all permits are closed out and completed!
Most L+I permits require final inspection before they are considered complete. Throughout the renovation process be sure your contractor schedules all necessary inspections with L+I, including the final inspection. Approval documents will be issued upon successful completion of all required inspections (and will be available via eCLIPSE).
If you're not the one pulling permits, ask your contractor to add you as a contact in eCLIPSE so you can log in and see the status of all your permits.
Completed building permits are necessary in order to obtain a Certificate of Occupancy (required if you'll be renting), and a Property Sales Certification (required if you're selling). Not closing out your permits can cause you delays and headaches.
Don't release final payment to your contractor until all punch list items are completed and you have documentation from L+I that all permits are completed.
PRO TIP #1: Electrical permits must be closed out by a third party prior to scheduling final inspections with L+I for all other permits.
