Virtual Net Energy Metering in Patterson:
A Noteworthy Pilot Program
This April, SHE celebrated the grand opening of Stonegate Village, a 138-unit affordable rental housing community located at 625 Logan Way in Patterson, CA 95363. The project was financed through TCAC’s hybrid model, with 4% (66 units) and 9% (72 units) low-income housing tax credits.
In addition to its beautiful design, affordable rents and transit-friendly location, Stonegate Village has a long list of amenities such as an on-site laundry room, site-wide Wi-Fi, a spacious outdoor playground, a basketball court, picnic tables, BBQ grills and a community building equipped with a computer lab. Perhaps the most noteworthy amenity, however, is the project’s Virtual Net Energy Metering (VNEM) system that allows for the aggregation of solar energy and credits to benefit low-income residents. While VNEM is common practice in California’s Investor Owned Utilities (IOU) territories, Patterson is served by Turlock Irrigation District, which had not previously had a tariff and/or program to allow VNEM. Read more.

Groundbreaking at Creekside Terrace in Mariposa
On Tuesday, May 25th, SHE along with its project partners, gathered to celebrate the groundbreaking of it's newest development, Creekside Terrace, – a 42-unit affordable rental community located at 5118 Fournier Rd. in Mariposa, CA. This is SHE’s first new construction rental project in Mariposa County. Creekside Terrace will include 18 one-bedroom, 13 two-bedroom and 11 three-bedroom apartments with monthly net rents ranging between $109 to $1,020 per month. Rents are determined by unit size and resident income. These below-market monthly rents ensure that SHE is providing a permanent affordable housing opportunity to local Mariposa residents. 
Nestled in the foothills of the Sierra Nevada, Creekside Terrace will add to the already beautiful scenery with amenities such as a spacious outdoor area, picnic tables, BBQ grills and an on-site laundry room.
“Mariposa is a constricted housing market where working families and low-income residents are finding it increasingly difficult to find affordable housing,” said Tom Collishaw, CEO of Self-Help Enterprises. “This problem affects all parts of the local economy, but most importantly the people who are left behind. Governor Visits Valley with $5.1 Billion Proposal
California is facing yet another dry year and earlier this month, Governor Newsom announced a $5.1 billion proposal for drought and water resiliency. "It was an honor to be in attendance with my colleagues from the Ag industry, State Water Resource Control Board and various other water users as our state and federal legislators addressed the growing climate change-related issues facing our state and specifically our valley," said Tami McVay, Assistant Program Director for SHE's Partner Services Department. "It is time to take action and time to invest in CA water infrastructure to ensure we remain resilient against climate change."
