Happy May!

May is here and the desert is heating up! The winter visitors are packing up and getting ready to leave for the summer. While we full time residents do not love the heat, but we do love the fact that there is far less traffic, and the city slows down a bit. It is also a time that locals take off for cooler parts of the country to get out of the heat. We are spending the first week of May at Fool Hollow State Park in Show Low, Arizona in our travel trailer. It is a beautiful state park with wide open spaces. Check it out Fools Hollow Lake AZ - Bing images.

Case-Shiller: Largest home price increase in 15 years

Home prices continue to increase across the country, as the latest S&P CoreLogic Case-Shiller Home Price Index report showed a 12% annual gain in February — up from 11.2% in January. It’s the ninth straight month of increasing prices.

The 12% home price gain is the highest recorded increase since February of 2006.

The 10-city composite annual increase came in at 11.7%, up from 10.9% in the previous month. The 20-city composite posted a 11.9% year-over-year gain, up from 11.1% in the previous month.

Phoenix, San Diego, and Seattle reported the highest year-over-year home price gains among the 20 cities in February, with Phoenix leading the way with a 17.4% increase from 2020. San Diego showed a 17% increase, and Seattle showed a 15.4% increase.

The question many homebuyers are facing this year is, “Why is it so hard to find a house?” We’re in the ultimate sellers’ market, which means real estate is ultra-competitive for buyers right now. The National Association of Realtors (NAR) notes homes are getting an average of 4.8 offers per sale, and that number keeps rising. Why? It’s because there are so few houses for sale.

Low inventory in the housing market isn’t new, but it’s becoming more challenging to navigate. Danielle Hale, Chief Economist at realtor.com, explains:

“The housing market is still relatively under supplied, and buyers can’t buy what’s not for sale. Relative to what we saw in 2017 to 2019, March 2021 was still roughly 117,000 new listings lower, adding to the pre-existing early-year gap of more than 200,000 fresh listings that would typically have come to market in January or February. Despite this week’s gain from a year ago, we’re 19 percent below the new seller activity that we saw in the same week in 2019.”
