Three major holdups on land sales.
1.
Lenders - Carolina Farm Credit is the only lender I know that will loan money on vacant land and they want 30% to 40% down depending on your good credit rating.
2.
Septic Permits - the health department is working weeks out for septic permits, which now cost $750 and include well and septic, and the house must be staked out. This has made it difficult for investors. (It would help enormously if you still have a copy of the septic permit you received when you purchased the property.)
3.
Competition - there is land from $5,000 and up for sale in Bostic right now in some of the Fall Creek Land Developments.
