Dear Friends:
Jomara Martinez, a Brooklyn resident since 2003, moved to East New York nine years ago seeking peace and a sense of community. However, that tranquility was shattered by soaring rent hikes. Like many New York City tenants facing increased rent costs, Jomara found herself struggling due to a significant rise in her expenses. She turned to Cypress Hills Local Development Corporation’s (CHLDC) Community Development division for assistance.
For over four decades, CHLDC has been dedicated to developing and preserving affordable housing in Cypress Hills, striving to create a healthier, more energy-efficient community. Acquiring properties to provide residents with affordable housing options and aiding tenants in securing rental assistance to prevent displacement are core initiatives. Jomara faced escalating rent due to New York City Rent Guidelines Board (NYCRGB) approved increases.
While the NYCRGB determines yearly rent increases, this situation arose at an incredibly challenging time for Jomara. Managing on a single income, she also had to contend with medical bills for her retired husband’s battle with cancer. Despite numerous efforts to find a solution, Jomara was referred to CHLDC by a friend and decided to seek assistance.
"Upon arriving at the office, everyone was incredibly welcoming and helpful," Jomara recounted. Although initially nervous, our Asset Manager, Cynthia Hurtado, provided invaluable guidance, understanding Jomara's concerns about sharing personal and confidential documents. "I was hesitant at first, having to hand over sensitive information to someone I didn’t know... Cynthia put me at ease by explaining how my information could help my situation." Working closely with Cynthia and our Community Development team, Jomara successfully secured a Tenant-Based Section 8 voucher from the New York City Department of Housing Preservation and Development (HPD). This voucher requires tenants to pay 30% of their adjusted household income toward rent, with Section 8 covering the remaining portion to the landlord. This victory felt monumental to Jomara, who exclaimed, "It was like winning the lottery after completing the application and receiving the voucher." For Jomara, the trust and support provided by Cynthia throughout the process were invaluable. "Cynthia was honest and kept me informed promptly during the application process," she added.
Jomara is incredibly grateful for the support she received and has recommended CHLDC’s services to others. Ultimately, with CHLDC's help, Jomara regained her peace and continues to reside comfortably in the community she cherishes.
