MESSENGER
2019 has been an amazing year for us. We've started and completed numerous projects, we've won multiple awards. Together we have provided to hundreds of less fortunate households, a place that they call home. Keep reading to see the progress we've made on our current projects. Further below you can learn about all the wonderful milestones we've hit this year. And near the end you can see how we celebrated our accomplishments at our holiday party.
MEGA PROGRESS


T-BUILDING

Demolition and asbestos remediation are continuing on the upper floors. Underlayment infills, bead blasting and concrete grinding of the lower floors has commenced. Carpentry layout and installation of bottom track has started as well as MEP riser core drilling on the lower floors. Installation of utilities has commenced. 



50 PENNSYLVANIA AVE.
We have poured our first section of mat slab and foundation walls. We are now shoring for the 1st floor slab pour which is on schedule for the beginning of the new year.



50 NEVINS
Structural demolition is underway on the 4th floor west wall and 6th floor staircase along the northwest side of the building. Carpentry framing has been partially completed from on floors 2 – 6. Sheetrock installation around tub areas has begun on 5th floor. Electrical and plumbing rough in is partially complete as well from the 2nd – 6th floors. Underground plumbing trenching is beginning soon. 


DUMONT
7th floor plank is being set. The hoist is installed and DOB drop test has been passed. Partition layout, sanitary and storm piping, and sheet metal ductwork are in progress on the 5th floor. Domestic water and sprinkler piping are in progress up to the 5th floor. Exterior insulation and brick will begin in the coming weeks.
 




VILLA AVENUE
 We have set 9th,10th, and roof Plank! Our plumbers have passed their first rough inspection on floors 2-6, and are progressing up to the 10th floor. Our masons have also been working on our brick façade which has progressed up to the 4th floor. Carpentry, electrical, and HVAC trades are quickly progressing on floors 3 through 7! 

 


NORTHEAST TOWERS
Our exterior façade is slowly progressing. Interior finishes are being put into place on the upper floors while interior kitchens and bathrooms are being installed on the lower floors.


7 LIVONIA AVE.
       Brick washdown is more than 50% complete. Window installation is complete and drywall is installed through the 7th floor and taped up to the 6th floor. The first 4 floors have been primed, and bathroom tile work is complete through the 5 th floor. Elevator installation work is 60% complete. 

CORTELYOU ROAD
Brick work has continued up to the 7th floor. Window installation has progressed up to the 5th floor and KD door frames have started on the 2nd floor. Our metal stairs were installed, and we are making progress with our two traction elevators. We've begun taping up to the 3rd floor, our plumber is installing the boiler and our HVAC sub has completed our laundry room exhaust. We’ve set up a tile mockup in one of our apartments to prepare to start finish work.


3500 PARK AVENUE
Installation of roof parapet coping stone has been completed. Scaffolding is being removed at north and west elevations. Aluminum sills are currently being installed at rear yard. Permanent roof work continues. Window installation is currently at 90%. Taping is ongoing on floors 2-5. 




SYDNEY HOUSES
Our building is substantially complete!
Currently we are working on Architectural and engineering punchlist items and on final MEP commissioning items. We are collecting all open paperwork and any remaining inspection sign off items for submission to the DOB in preparation for requesting TCO to be issued.


RYER AVENUE
EIFS work continues on the last exposure. In the rear yard the concrete curbs were poured and the base material for the pavers was installed along with yard drains and exterior lights. The finish roof was started and we will take the hoist down two floors and start the upper hoist run apartments.  Inside, the drywall was on the final floor and we started installing bathroom vanities and kitchen cabinets.  


EAST 156TH
The exterior of the building is nearly complete and the scaffold is being removed. DOB inspections for plumbing are complete. Sheetrock is complete and tapers are in their final stages. The building is primed through the tenth floor and finish coat has begun. Flooring is ongoing, Base, closets, kitchens, bathroom vanities, sinks and trims have begun. Light fixtures are being installed. Elevators are in construction use and hoists have begun deconstruction. Solar panels have started installation on the roof. 

WILFRID
We received our TCO!!!
Final cleaning, punch list items and landscaping in court yard continue.
CONTRACT SIGNINGS


Beach 21st
3401 Third Ave.

Last month we signed contracts for two new projects.

Beach 21st Street is a residential project located in the Rockaways in Queens. This project is designed by UAI Architects and is being developed by The Community Builders, a large not-for-profit organization. Upon completion, this building will have 224 apartments in a total 10 stories and approximately 250,000+ square feet.

3401 Third Avenue is a reinforced concrete residential project. Located in the Bronx, this project is being developed by Comunilife (a repeat client) and was designed by Alexander Gorlin Architects. It will provide approximately 148 supportive housing apartments to NYC residents across 98,000+ square feet. Although our contract is signed, our work will start in a few months after the owner completes the demolition of an existing building.

Wilfrid Gets TCO
Congratulations to the Wilfrid project team. They recently received TCO for their project. This beautiful block and plank structure features a tiered roof atop the structure which exceeds 220,000+ square feet. Located in the Bronx, this demo and new construction project has created 181 affordable apartments for extremely low and low-income NYC residents who got a spectacular holiday gift in moving into their beautiful new apartments.

QBBA Award-Winning Projects

Three of our projects were recognized by the Queens & Bronx Building Association (QBBA). CHDC-Site 7, East 172nd Street, and Woodhull projects were presented their worthy awards at the QBBA Annual Holiday & Building Awards Gala. Congratulations to all the teams! Panos Petrakis, Mike Kitsos, Jonathan Huang, John McNulty, Despina Poulidou, Michael Vallenti, Ari Kikis, Ryan Butcher, Luna Chu, Monyka Velandia received the awards that were presented by the QBBA President, our very own George Poulon.

The Department of Buildings issues licenses to individuals that have successfully met many stringent criteria, including a significant amount of education, field experience, safety expertise, and additional coursework. Mega Giving
In addition to the turkeys we provided to members of our Mega family, we shared this token of appreciation with some of the people that we build for.

Last month, we provided turkeys to HANAC residents, some of whom are formerly homeless. The residents were very excited and appreciative of the gesture.
The Angel Tree program adopted by The Salvation Army brings individual "angel" donors together with residents of group homes operated by The Salvation Army's Development Disabilities Services program. Each year, various members of our Mega family generously give to this program. This year the 25 angels were spoken for within hours of the announcement. We sincerely thank each participant for your wonderful gifts.
Excel Training
The learning never stops here at Mega. On December 7th, we conducted a Level 2 Microsoft Excel training. This course focused on teaching how to create and manage workbooks so that complex data can be analyzed. Some of the concepts covered were how to leverage formulas, create pivot tables, and presentation features. The instructor, once again, got rave reviews from all the participants.

HOLIDAY PARTY AT
SOUND STUDIOS
On December 13th we held our annual holiday party at a new venue! Sound River Studios at 4-40 44th Drive in Queens was a beautiful location for celebrating our successes with the Mega employees, their spouses, clients, vendors, architects, subcontractors, bankers, attorneys, and other associates that make our work possible. We hope you all had a wonderful time. We truly appreciate your hard work and contributions to Mega's success in 2019 and beyond.
We want to extend a special thanks to our Facilities Manager Roula Zias for finding this wonderful new location for this great event. As the primary coordinator of all the vendors that transformed the space, your hard work ensured that we all had a great time. Thank you for your attention to detail and hard work toward making sure that this event was a huge success and was enjoyed by more than 300 people that joined our celebration.

Office Holiday Luncheon
This year's holiday luncheon was full of food, fanfare, and fun! We exchanged Secret Santa gifts, enjoyed food from Sergio's and played cornhole and
Jumbo Jenga. The band of the Greek School of Plato came all the way from Brooklyn to sing carols that were enjoyed by all.
