Changes Coming to Zillow Listing Exposure
Beginning June 1, some Middle Tennessee listings may no longer appear on Zillow through the standard Realtracs syndication feed due to an ongoing disagreement between Realtracs and Zillow regarding listing display policies.
What does that mean for buyers and sellers?
For most consumers, very little changes. Homes will continue to appear on Realtracs, Realtor.com, Homes.com, Redfin, Rocket Homes, and numerous other real estate websites. However, some listings may not automatically appear on Zillow unless the listing broker takes additional steps to send the listing directly.
Why is this happening?
The dispute centers around how listings are displayed online and who gets to decide how a property is marketed. Realtracs maintains that sellers and their brokers should have the final say in determining where and how a property is promoted. Zillow has implemented its own standards for displaying certain listings, leading to a conflict between the two organizations.
What does this mean for sellers?
The biggest takeaway is that online exposure matters. If you're planning to sell, it's important to discuss your marketing strategy with your agent and understand exactly where your property will be displayed. A comprehensive marketing plan today goes far beyond a single website and should include MLS exposure, multiple real estate portals, social media marketing, email campaigns, and direct buyer outreach.
What does this mean for buyers?
Buyers who rely exclusively on one website may miss some available properties. Working with a local real estate professional and using MLS powered search tools remains the most reliable way to see all available inventory in today's market.
Bottom Line
This situation highlights the importance of understanding where listings are being marketed and how buyers are finding homes. While the industry works through these changes, buyers and sellers should continue focusing on the fundamentals: accurate pricing, strong marketing, and professional representation. I am going to continue to do whatever is needed to ensure our clients get the maximum exposure possible for their listings.
