After three years of hard work by the Oklahoma Association of REALTORS® and Oklahoma Real Estate Commission, Oklahoma now has a much-needed law on wholesaling. HB 1148 by Representative Mike Osburn and Senator Paul Rosino has been passed and signed into law by Governor Stitt. The bill clarifies when a wholesaler must have a real estate license.

Real estate wholesaling occurs when an individual enters in a contract to purchase real estate and immediately attempts to resell for a profit their interest in the real estate to a different purchaser before closing on the property. The wholesaler often has no intention of purchasing or taking title to the property.

Going into effect on November 1st, the law addresses the problem created when wholesalers publicly market the property as if they own it, when they only have a contract to purchase the property. This marketing of the property is what REALTORS® do, yet the wholesaler is not required to have a real estate license. Under HB 1148 they must be licensed by the Oklahoma Real Estate Commission.

OKCMAR Government Affairs Chair Glen Cosper stated, “This bill was important because both the buyer and the seller will have accountability under the authority of the Oklahoma Real Estate Commission. Without the new law, state regulators had no recourse for taking action in cases of abuse and disputes. This caused them to be settled in court, costing time and money.”

OKCMAR 2021 RPAC Ahead of Schedule

Howdy Pardners! It has been two months since we kicked off the 2021 RPAC Round-Up investment campaign. The support and response from the OKCMAR membership has been phenomenal. Thanks to a lot of member’s efforts, in just five short months we are close to meeting our 2021 RPAC goals. The highlights are:

2021 OKCMAR OAR participation goal: 40%

We have already surpassed the 2021 goal we are at 47%. Of OKCMAR’s 4022 members, as of May 7th 1,902 members have invested in RPAC this year. Always wanting a challenge, OKCMAR has increased the goal to 50%. To achieve a new record of 50% of members investing in RPAC, we only need 103 more members to invest in RPAC.

2021 OKCMAR NAR President’s Cup fundraising goal: $108,243

We have raised $70,154 (64% of the goal) we need $38,089 to reach the goal. Thanks to current Major Investor pledges, we are only $20,000 short of reaching this goal.

2021 OKCMAR NAR President’s Cup Major Investor goal: 40

We have 34 members who have invested or pledged to be a Major Investor in 2021. We only need 6 more members to become a Major investor to reach this goal. These are special OKCMAR members, they each have agreed to go above and beyond their RPAC Fair Share and invest $1,000 or more in RPAC.

2021 OKCMAR NAR President Circle goal: 4

We have four members that have signed up to help meet our President's Circle 2021 goal. President Circle RPAC investors are members who are not only Major Investors but agree to contribute an additional $2,000 to elected officials called REALTOR® Champions. These are elected officials who are leaders on behalf of the profession and industry.
