Many Monroe residents could be eligible for property tax relief through ANCHOR, Senior Freeze and Stay NJ — and an important deadline is approaching.
The New Jersey Division of Taxation has set November 2 as the deadline to apply for 2025 property tax relief benefits. Depending on age, income, whether you own or rent your home, and other eligibility requirements, you may qualify for one or more of the State’s three major programs.
ANCHOR
The Affordable New Jersey Communities for Homeowners and Renters (ANCHOR) program provides property tax relief to eligible homeowners and renters who occupied their New Jersey residence as their principal home on October 1, 2025.
Senior Freeze
The Senior Freeze (Property Tax Reimbursement) program helps eligible seniors and residents with disabilities by reimbursing increases in property taxes or mobile home park site fees on their principal residence.
Stay NJ
Stay NJ provides additional property tax relief to eligible New Jersey homeowners age 65 and older.
For the 2025 tax year, an applicant or spouse must have been age 65 or older during 2025, owned and lived in the New Jersey home for the full 12 months of 2025, and have income of $200,000 or less, among other requirements. Renters and mobile home owners are not eligible for Stay NJ.
For seniors and qualifying disability benefit recipients, New Jersey has streamlined the process through the PAS-1 Combined Property Tax Relief Application. Instead of submitting separate applications for Senior Freeze, ANCHOR and Stay NJ, applicants complete one PAS-1, and the state determines which programs they qualify for and the amount of their benefits.
Importantly, residents do not have to qualify for all three programs to submit the combined application. Depending on individual circumstances, an applicant may qualify for one, two or all three programs.
