Who is August Named After?

August was named after a major figure of the ancient Roman World, Augustus Caesar (63 B.C.–A.D. 14). He was the first Roman emperor (though he never claimed the title) and and grandnephew of the previous ruler Julius Caesar (who named July after himself).

August is the 8th month of the year in today’s Gregorian calendar, but it was the sixth month (Sextilus) of the year in Roman times. Augustus had the month of Sextilius renamed after himself in 8 B.C. This was the month of some of his greatest military victories.

What else is happening this month?

National Aviation Day

Ever since 1939, August 19 has been celebrated as National Aviation Day, the legacy of a presidential proclamation first made by Franklin D. Roosevelt to celebrate the birth date of civil aviation pioneer Orville Wright. Together with his brother Wilbur, the Wrights are credited with inventing, building, and flying the world’s first successful airplane. Specifically, Orville Wright piloted the first controlled, sustained flight of a powered, heavier-than-air machine with the Wright Flyer on December 17, 1903, near Kitty Hawk, North Carolina. Although not the first to build experimental aircraft, the Wright brothers were the first to invent aircraft controls which truly made fixed-wing powered flight possible. Orville was born in Dayton, Ohio, while his partner and older brother, Wilbur Wright, was born on a farm near Millville, Indiana. Today, National Aviation Day celebrates the history and development of the aviation.

Seller Impersonation Fraud

As you may know, there has been a marked increase in seller impersonation fraud in real estate transactions. Fraudsters are impersonating property owners to illegally sell commercial or residential property, particularly involving vacant lots and properties that are not owner-occupied, though not exclusively so.

In response to this crisis, our title companies have issued new guidelines that we must follow in the event a seller is not going to attend closing. If your seller intends to request a power of attorney or a mailaway package for closing, our office will need to take certain measures to ensure a secure and legitimate transaction. Depending on the circumstances, additional charges to the seller are possible. For mailaway closings and out of state powers of attorney, this 3rd party fee would likely fall into the $275 - $350 range.

Please understand that these rules and charges are not by our choice; they are the unfortunate consequence of criminal activity within our industry. Thank you for passing this information along to your client. Once our office receives a completed seller information sheet from your client, we will provide all the specific information necessary to enable them to proceed accordingly.
