Hello Mt. Lookout!

In this issue of the Observer, we have some updates for you regarding development in the Mt. Lookout community and recent tax abatement discussions at the City. We also are continuing to celebrate Mt. Lookout's 150th Anniversary! You can take part by flying your very own Mt. Lookout flag, toasting the neighborhood with a pint of 150 Candles pale ale from Streetside Brewery and renewing your annual Mt. Lookout Community Council membership!

We hope you are well and healthy, and finding fun ways to pass these hazy and hot Cincinnati summer days. Don't forget, you can always send us an email if you have any questions or comments that you'd like to share with the MLCC Board.
As we've discussed previously, Redstone MTC, LLC is proposing to replace up to six homes currently fronting Linwood between Beverly Hill and Sheffield with 16 attached landominimums and at least 10 detached homes on the hillside behind them.

Developer representatives have asked that we form a Community Advisory Group to help focus discussions about the development. In response, we are looking for up to eight volunteers to serve on this committee. We will make every effort to assemble a diverse group that represents our community as broadly as possible. People serving on this committee should be property owners in Mt. Lookout.

If you are interested in participating, send us an email at  info@mtlookout.org   by Friday, August 17. Include your name, email address, and phone number as well as a brief statement outlining why you are interested, your general availability and any expertise that you may have that may benefit Advisory Group discussions. We will get back with more information to all who respond.

The Property Tax Working Group’s Focused Recommendation Group on Residential Tax Abatement Policy met virtually on July 8 to discuss their draft recommendations.

Discussion centered around current proposals to tighten the abatement program by setting caps on abatement amounts and encourage the renovation of existing properties by providing abatement limits that are higher for renovation projects as opposed to new construction. Click on the links below to review meeting notes and a recording of the session:

The group will meet again  this Monday, July 13 from 2:30 – 4:30 p.m. on Zoom to finalize their recommendations.
Also on Monday, the Working Group will meet from noon - 2:00 p.m. to review and discuss recommendations for property tax relief for seniors and people with disabilities/special needs.

These meetings can be watched in realtime on the City Planning's YouTube channel. To share comments during the session, complete this form   by Sunday, July 12th . Doing so will ensure that you receive all the meeting access information in advance.

You can also submit comments to the Working Group via email by sending your message to email to Samantha McLean , City Planner for the City of Cincinnati and she will distribute it to working group members.

On May 28, MLCC representatives participated in a hearing to review the development team’s application for zoning relief (multiple variances and relief from Urban Design Overlay District and Hillside Overlay District development standards).

A copy of MLCC's letter to the Zoning Hearing Examiner as well as our presentation is posted on the Development page of our website .

The City’s Zoning Hearing Examiner has not yet rendered a decision. We will let you know as soon as we receive any updates from the City.
The MLCC a non-profit orga nization and all funds received are directly reinvested back into our community to support landscaping in the Square, holiday lights in the winter, community events such as the Fall Festival and Luminaria, and more.

MLCC's annual membership fees are $20 per family and are one of our biggest sources of income. By renewing your membership each year, you help fund MLCC investments into our neighborhood.

"The MLCC played a valuable in role in providing a forum for the community to express very diverse wants and opinions on two developments near my home.

The MLCC board took the time to listen to the community, study the facts, and make recommendations that were listened to by the city.

The MLCC provides a valuable role of leading respectful discussion within the community."

Happy 150th Anniversary Mt. Lookout!!
2020 is the 150 th  anniversary of our community!

To mark this milestone, we have a number of special celebrations planned. One of the first to get off the ground is partnering with Streetside Brewery to create a commemorative brew called 150 Candles. Streetside describes 150 Candles as:

"... a hazy pale ale we brewed in collaboration with the Mount Lookout Community Council to celebrate one of Cincinnati's finest neighborhoods. Hopped generously with Amarillo and Citra, ripe orange and lemon-lime dominate the aromatics and flavor. 150 Candles is the perfect beer to imbibe this summer while commemorating this wonderful neighborhood's birthday!"

150 Candles is now for sale at Streetside (4003 Eastern Avenue) and on tap at Zips an Delwood. Streetside is donating a portion of sales to the MLCC. Be sure to give it a try and raise a glass to Mt. Lookout!
There's a new flag flying in Mt. Lookout. Developed through the CincyFlags project with community input, our new flag is blue for education and learning and white for motion and connection. Front and center on the flag is an illustration of the Observatory which gave our neighborhood its name. A constellation of stars above the Observatory conveys a sense of movement throughout the community. Be sure to stop by Flaggs USA in Oakley to order one of your very own!

Although it's just mid-summer, it's not too early to put in your request for an absentee ballot for the fall elections. To request an absentee ballot, visit the  Hamilton County Board of Elections website  and follow the directions provided. November is closer than you think!

The Mt. Lookout Community Council would like to express our deep sorrow at the loss of Jared Ellis, who passed away on Wednesday, July 8, 2020. Jared was a Planner in the City of Cincinnati's Planning Department and worked closely with many MLCC Board members and Mt. Lookout residents, helping us better understand and navigate through the City's planning and zoning processes. He was also instrumental in guiding us through the revision of the City's Subdivision Rules and Regulations and drafting of the Neighborhood Conservation District legislation. We offer our sincere condolences to Jared's family, friends and co-workers.

He will be greatly missed.
