Welcome to August! I think that we have all been feeling a transition from the record setting pace that we’ve been fortunate to experience the past two years, so I thought it would be interesting to reflect on some data to see how the market has evolved over 2022 in Collier County minus Marco Island.

We began the year with an inventory level of 0.9 months and as of June 30, our inventory stands at 2.2 months. Historically speaking, equilibrium is considered to be between 6-12 months depending on the area. It has increased roughly about 0.3 months per month over the year, so we still have quite a way to go until we hit 6 months. I like to run comparisons with the year 2019, which was the last “normal” year prior to COVID.

At the end of June 2019, we had 5531 properties for sale and this year we have 2294. Looking at total units sold for 2022, we currently stand at 6334 which as you can imagine is down 33.2% compared to the same period in 2021 when we were all running around with our hair on fire. Interestingly though, the median sold price increased 36.5% ($580k) compared to 2021 and the average sold price increased 29% ($1.039M) compared to 2021. In 2019, those two metrics were $340k and $631k respectively.

Here are two last metrics before I start to become boring, sale price to list price ratio and days on market. Are you ready for this whopper? As of June 30 year to date, so the entire year, we are still averaging 100.4% of the list price paid at closing. That is up from 2021 when it was 98.1% and up from more of our historical average in 2019 of 95.5%. Our days on market for the year 2022 are 19 compared to 57 for the same period in 2021 and 103 in 2019.

So, it is definitely safe to say that our market is gravitating to balance but it still has a long way to go before we reach our historical norms. Just keep doing the basics and focusing on acquiring listings and you will be in the driver’s seat of your business.

June Real Estate Market Shows Signs of Balancing
Data reflecting activity in the Naples area housing market during June showed signs of a return to pre-pandemic summer activity when market conditions were balanced. Pending sales decreased 36.8 percent in June to 794 pending sales from 1,236 pending sales in June 2021, and closed sales decreased 38.4 percent in June to 952 closed sales from 1,545 closed in June 2021. On the positive side, an 80.5 percent increase in inventory during June to 2,294 properties from 1,271 properties in June 2021 is expected to spark sales. View the video below for a recap of the June market.

Big changes in the MLS Rental Property type. The MLS Co-op has been working on improving how short term and long term rental listings are entered and searched in Matrix. With these new changes, members that currently have rental listings will need to pay attention to messages that will be going out at the end of August. We will also be holding Rental Listing workshops in September to assist to members with this transition. Watch for more information to come!
