We also celebrated meaningful moments together, strengthening the sense of community that defines NABOR®. Our recent events brought members, business partners, and families together in ways that remind us why this association is so special. And we’re not slowing down — more education, more connection, and more opportunities are on the horizon as we head into fall. June Activity Sets Stage for Strong Summer Sales Momentum

Naples, Fla. (July 24, 2026) – The Naples area housing market delivered one of its strongest June performances in five years, with overall closed sales increasing 16.5 percent to 881 closed sales from 756 closed sales in June 2025 and pending sales (homes under contract) increasing 14.9 percent to 855 pending sales from 744 pending sales in June 2025. According to the June 2026 Market Report from the Naples Area Board of REALTORS^® (NABOR^®), which tracks home listings and sales throughout Collier County (excluding Marco Island), a combination of solid sales activity – especially in the luxury home market – and inventory levels that still provide ample choices for buyers indicate a market that continues to outperform expectations.

When a “Small Favor” Becomes a Big Problem: Recognizing Red Flags in Real Estate Transactions

Real estate professionals are often asked to solve problems quickly. A deadline is approaching, a lender requests another document, or a party worries the deal may fall apart. In that moment, a customer or client may ask for what sounds like a harmless favor: leave something out, change a date, use a different version of a document, or handle part of the deal outside closing. The request may sound practical or like something “everyone does.” But it becomes a problem when it makes the transaction look different from what it really is.

Agents and brokers do not need to become investigators or lawyers whenever something unusual happens. They do need to recognize when facts are being hidden, changed, or kept off the record. That is the time to pause, involve the broker, and speak with the title company, closing agent, or attorney. The goal is not to accuse anyone. It is to make sure the documents tell a complete, accurate story.

In today’s real estate market, agents are expected to wear many hats — negotiator, marketer, coordinator, and trusted advisor. But there is one role a Realtor® must avoid: ATTORNEY.

In Florida, the unauthorized practice of law (“UPL”) can expose real estate professionals to serious liability, disciplinary action, and even criminal penalties in certain situations. The good news is that most UPL issues can be avoided with awareness and proper boundaries.

NEW FAIR HOUSING TRAINING REQUIREMENT

REALTORS® are required to complete Fair Housing / Anti-Bias Training upon becoming a member, and every 3 years thereafter, coinciding with the Code of Ethics training timeline. This requirement is in addition to the Code of Ethics training. Qualified training must be no less than 2 hours of instructional time. The training must meet specific learning objectives and criteria established by the National Association of REALTORS®. This requirement began January 1, 2025 with a deadline of December 31, 2027.

Dear NABOR^® Members,

August may traditionally be a quieter time in Southwest Florida, but there is nothing quiet about the opportunities available at NABOR® this month. Our team continues to develop programs that help you sharpen your skills, protect your business and build meaningful connections throughout our REALTOR® community.

On August 4, we will offer Core Law – Minimize the Legal Risk, an in-person course designed to help real estate professionals better identify and understand the legal issues that can arise during a transaction. The course provides three hours of Core Law continuing education credit and is an excellent opportunity to strengthen your knowledge while reducing risk in your daily practice.

On August 6, join us for Be the Change – Fair Housing and You. This two-hour continuing education course will explore fair housing protections, prohibited practices, advertising and marketing considerations, and the effects of explicit and implicit bias. Fair housing is central to our responsibilities as REALTORS®, and this program will provide valuable guidance for serving every customer professionally and equitably.

We will also celebrate the spirit of summer and our Global Network at Festa di Ferragosto on Friday, August 14, at Vineyards Country Club. Members and their guests can enjoy an evening of Italian food, music, refreshments and networking. Advance registration is required, so be sure to reserve your place.

These are only a few of the educational programs, committee meetings and networking opportunities scheduled throughout August. I encourage you to regularly visit the NABOR® calendar, register early and take full advantage of the resources your association provides.
