It has been an incredible privilege and honor to have been given the opportunity to serve as your 2025 President. Thank you for the confidence and trust you have placed in me.
I would like to pay tribute to the group of directors, volunteers, members and staff whose time and passion has helped make NABOR® a better association and as a result, helped you and your business grow.
We worked diligently together to do the right things, at the right time and for the right reasons. Thank you to everyone who, in cooperation and consensus, helped me accomplish the goals I set for 2025:
1. Lead through fostering teamwork
2. Reinforce the value of NABOR® to members
3. Communicate the value of a REALTOR® to the public
4. Advocate for private property rights, fair and attainable housing, and homeownership.

OCTOBER HOUSING MARKET MOMENTUM FINDS BALANCE
Increased foot traffic at open houses in October was a positive sign indicating the Naples housing market is building momentum as it approaches snowbird season. Buyers are responding to improved affordability. Broker analysts reviewing the October 2025 Market Report by the Naples Area Board of REALTORS® (NABOR®), which tracks home listings and sales within Collier County (excluding Marco Island), were concerned that reduced activity in the first quarter of the year – due to consumer uncertainty caused by tariffs – would linger for months; but the October report revealed not only market resilience, but a return to a balanced housing market.

THE NABOR® SALES CONTRACT FROM A LEGAL PERSPECTIVE

The NABOR® Sales Contract is arguably the oldest continuously utilized form of sales contract used in Florida. In fact, the NABOR® Sales Contract was first used approximately a decade before the first FR/BAR contract was. Every two years, a hardworking group of REALTORS® and attorneys gather in a room lined with mahogany wood shelves and many leather bound books to discuss, debate, argue, finesse and work through updates and refinements to the form contracts. That hard work and dedication has resulted in a balanced, well-reasoned set of contracts that have stood up to legal debate and review.

NEW LISTING OPTIONS AND NEW NABOR® FORM-OFFICE EXCLUSIVE OR DELAYED SYNDICATION

NAR has done it again. NAR changed the rules for MLS to allow new options. The options can be elected by sellers using NABOR® forms, but only if they use NABOR®’s new form “Addendum to Listing Contract Exempt or Delayed Marketing Election” or an alternative form that has been prepared by your Broker for the use of these new NAR rules. Please know that the use of either option is subject to approval by your Broker. Please ensure that your Broker’s Policy will permit you to offer either option to your Seller.

NAVIGATING HURRICANE SEASON: FLOOD DISCLOSURES AND NABOR® CONTRACT ESSENTIALS

The appeal of living in Florida is undeniable, with sunshine, beaches and beautiful weather nearly year-round, but with the many benefits comes the certainty that hurricane season is an unavoidable reality. For Realtors®, this reality extends beyond person preparedness to professional responsibility. Hurricane season underscores the importance of ensuring buyers are fully informed about potential delays with respect to transactions and potential casualty to property. In the event of property damage, Realtors® and buyers should be aware of the statutory disclosure requirements with respect to flood damage. Florida’s statutory flood disclosure requirements mean that transparency is not only the best practice but a legal obligation which helps buyers make informed decisions while also protecting agents and sellers from liability.

FAIR HOUSING TRAINING REQUIREMENT
REALTORS® are required to complete Fair Housing / Anti-Bias Training upon becoming a member, and every 3 years thereafter, coinciding with the Code of Ethics training timeline. This requirement is in addition to the Code of Ethics training. Qualified training must be of not less than 2 hours of instructional time. The training must meet specific learning objectives and criteria established by the National Association of REALTORS®. This requirement began January 1, 2025 with a deadline of December 31, 2027.

Board of Director’s Motions:
MOTION: Made, seconded, and carried that the MLS Committee recommends that the Board of Directors of the Naples Area Board of REALTORS® and Real Estate Professionals, Inc. (NABOR®) approve increasing the years of sold date going out in our data feeds from 3 years to 5 years.
MOTION: Made, seconded, and carried that the NABOR® Charitable Foundation approves imposing a cap of $50,000 per year, of contributions from NABOR® to the Foundation, from all funding sources including late fees, fines and reactivation fees. Using the MLS for profit funds contributed for tax benefits, where they apply. Always pulling first from MLS fines, and MLS reactivation fees for the best tax benefit.
