As my term as President of NABOR® draws to a close, I find myself reflecting on the incredible journey we’ve shared together over the past year. It has truly been a rewarding experience to serve alongside so many passionate, dedicated, and visionary members. Together, we have achieved so much, and I am filled with immense pride in what we have accomplished:

Housing Market Shows Resilience During Active Hurricane Season

The housing market in Naples during October was remarkably resilient even as it faced interruptions from two major hurricanes. There were 1,179 new listings in October, a 13.9 percent increase compared to September. More inventory means more competition. As such, the overall median closed price in October decreased 3.6 percent (year over year), which was fueled by an 8.1 percent decrease in the condominium market. Broker analysts reviewing the October 2024 Market Report by the Naples Area Board of REALTORS^® (NABOR^®), which tracks home listings and sales within Collier County (excluding Marco Island), agree that storm-ready homes and storm-familiar residents help the Naples housing market rebound quickly after a storm and these safeguards strengthen its reputation as a desirable homeownership destination.

Understanding Condominium Milestone Inspections in Florida:

A Guide for Realtors®

In the aftermath of the tragic Surfside condominium collapse in 2021, Florida lawmakers took decisive steps to address building safety across the state, especially within the condominium sector. As part of this legislative initiative, Florida now mandates *Milestone Inspections* for certain condominiums, aiming to ensure the structural integrity of aging buildings. For Realtors®, these inspections hold critical implications for property transactions, client counseling, and compliance. Understanding these requirements can be invaluable in providing customers with accurate information and guiding them through Florida’s evolving regulatory landscape.

Understanding Structural Integrity Reserve Study:

A Guide for Realtors®

In 2022, the Condo Safety Bill was signed into law by Governor Desantis. Every 10 years a visual inspection must be performed by a qualified professional who evaluates eight (8) specific structural elements that are critical to the safety of the building and sets forth any recommended remedial or preventative measures. These areas are the roof, structural systems, fireproofing & fire protection systems, plumbing, electrical systems, waterproofing & exterior painting, windows & exterior doors, and other elements over $10,000 that have an impact on the structural integrity of the building as determined by the visual portion of the SIRS. What sets this inspection apart from the “Condominium Milestone Inspection” is that it provides a reserve funding schedule to ensure that the annual reserve amount meets the estimated replacement costs. 

How Florida Statute 193.0237 Impacts Realtors® Listing and Selling Units in Multi-Parcel Buildings

Florida Statute 193.0237 governs the taxation of multi-parcel buildings, such as condominiums or townhomes, that are owned as a single property before being sold as individual units. For Realtors®, understanding this statute is crucial when listing and selling a unit within such a property, as it directly impacts taxation and buyer considerations.

Please join us in one of our last events of the year. YPN is hosting “Movie on the Lawn” which features the movie, "How the Grinch Stole Christmas" which will be shown December 7 at 6:00 PM at NABOR®. Admission is $15 for children, $20 for adults, or bring brand new, unwrapped toy in place of admission. All proceeds from this event will be used to purchase additional toys for Valerie's House, providing comfort and joy to children in need. Admission includes pizza, candy, popcorn and beverages. Also a photo op with the Santa at 5:30pm.

NOVEMBER Board motions:

MOTION: Made, seconded, and carried that the YPN Committee recommends to the Board of Directors of the Naples Area Board of REALTORS® and Association of Real Estate Professionals, Inc. (NABOR®) to create a tiered membership structure for the Young Professionals Network, with benefits such as early registration, YPN materials, potentially discounted pricing, etc. There would be one level at $99 per year. Anyone on the YPN Committee would automatically be a member at no charge.

MOTION: Made, seconded and carried that the MLS Committee recommends to the Board of Directors of the Naples Area Board of REALTORS® and Association of Real Estate Professionals, Inc. (NABOR®) to add an option for RV Lot in the Lot/Land property type, in the field Lot Type.

MOTION: Made, seconded and carried that the Realtor Political Action Committee recommends to the Board of Directors of the Naples Area Board of REALTORS® and Real Estate Professionals, Inc. (NABOR®)to submit a Florida REALTORS® Local Issues Mobilization Application to commission an independent Golden Gate Estates Incorporation Feasibility study.

MOTION: Made, seconded and carried that the Sponsorship Task Force recommends to the Board of Directors of the Naples Area Board of REALTORS® and Real Estate Professionals, Inc. (NABOR®)to approve the Sponsorship Program as documented, for 2024.

MOTION: Made, seconded, and carried that the Board of Directors of the Naples Area Board of REALTORS® and Real Estate Professionals, Inc. (NABOR®) approve adding Florida Realtors® antitrust language at the top of all agendas.
