Florida Housing Market is Redefined
Naples, Fla. (February 1, 2023) – In the first year after a two-year interruption in normal activity caused by the COVID-19 pandemic, the Naples real estate market is stable in terms of value, but there are not as many homes to choose from, and prices have elevated. As pandemic restrictions loosened in 2022, sellers and buyers pivoted their attention from the housing market to the travel market. As a result, and according to the December 2022 and 2022 Annual Market Report by the Naples Area Board of REALTORS® (NABOR®), which tracks home listings and sales within Collier County (excluding Marco Island), overall closed sales in 2022 decreased 34.8 percent to 10,156 properties from 15,570 properties in 2021.And while inventory is beginning to rebound, increasing 106.3 percent to 2,465 properties in December 2022 from 1,195 properties in December 2021, broker analysts reviewing the report are uncertain where and when an influx of inventory will arrive to meet our pre-pandemic levels. REPEAL: COLLIER COUNTY 60-DAY NOTICE TO TENANT ORDINANCE
|
|
The Collier County Board of Commissioners repealed the 60-day notice to tenant ordinance on January 10, 2023. The ordinance pertained to unincorporated Collier County and required a landlord to give a tenant a 60-day written notice if they planned to increase the rent by 5% or more.
With the ordinance repealed, landlords will no longer face a fine if they do not give a 60-day notice to tenants when they intend to raise the rent. The repeal went into effect January 10, 2023.
Please be aware that the City of Naples 60-day ordinance remains in effect.

MILESTONE INSPECTIONS IN COLLIER COUNTY
|
|
The State of Florida and Collier County are now requiring mandatory structural inspections for condominium and cooperative association buildings three (3) stories or taller. These “Milestone Inspections” must be performed by a licensed architect or engineer who is authorized to practice in Florida. Applicable buildings must have a Milestone Inspection once the building reaches a certain age, then every 10 years thereafter.
- Within three (3) miles of the coastline: 25 years of age or older

Approximately every two years, the REALTOR® and attorney members of NABOR®’s Legal Resources Committee review, revise and update NABOR®’s sales, listing and related contract forms to address important changes in the law and the real estate marketplace. The revised NABOR® forms are the product of nearly one year’s worth of study, input, evaluation and deliberation by the members of NABOR®’s Legal Resources Committee. The updated forms have been approved by NABOR®’s Board of Directors, the Marco Island Association of REALTORS® and the Collier County Bar Association and are now available for use.
