Here in Naples, the early months of the year mark our high season — a time when visitors, returning seasonal residents, and families seeking the Southwest Florida lifestyle fill our community with activity and opportunity. February is especially pivotal, consistently one of our strongest months, and it sets the pace for the entire quarter. As REALTORS® and business partners, we carry the responsibility of representing this region with professionalism, collaboration, and the level of service that defines Naples as a world‑class destination.


Throughout Q1, NABOR® will continue strengthening the tools, education, and advocacy that support your success. MARKET REPORT

DECEMBER HOME SALES SHOW MARKET CONFIDENCE AND STABILITY



Naples, Fla. (January 23, 2026) – Overall closed sales in Naples during December increased 28.8 percent to 773 closed sales from 600 closed sales in December 2024. Broker analysts reviewing the December 2025 Market Report by the Naples Area Board of REALTORS® (NABOR®), which tracks home listings and sales within Collier County (excluding Marco Island), have been watching closed sales improve for seven months consistently. They believe the increase in sales is largely due to sellers being more willing to negotiate. Adjustments in prices – as a result of seller flexibility – effected a 2.5 percent decrease in the overall median closed price in 2025; and a 5 percent decrease in December to $570,000 from $600,000 in December 2024. With 8.3 months of inventory available to buyers heading into 2026, broker analysts are cautiously optimistic that closed sales will continue to increase as our transition to a more balanced market is ideal for homes sales in Naples.

HOMESTEAD & HOMESTEAD PORTABILITY: A POWERFUL TAX SAVINGS TOOL

Florida’s Save Our Homes amendment has long been a cornerstone of property tax relief, capping annual tax increases in assessed value at 3% for a homeowner who in good faith makes the property their permanent residence and files for homestead.

 

But what happens when a homeowner decides to move?

 

That is where portability comes in—a powerful tool that allows homeowners to transfer up to $500,000 of their accumulated tax savings to a new homestead anywhere in the state. For REALTORS®, understanding this benefit is essential because it can dramatically influence buying decisions and affordability.


In the sample below (see article), the homeowner will save ±30% in Collier County taxes if they simply apply for portability of their homestead exemption from their current home.

 

Both Lee & Collier County appraiser sites have easily accessible links to tax estimator calculators for portability.

THE NABOR® SALES CONTRACT FROM A LEGAL PERSPECTIVE

The NABOR® Sales Contract is arguably the oldest continuously utilized form of sales contract used in Florida. In fact, the NABOR® Sales Contract was first used approximately a decade before the first FR/BAR contract was. Every two years, a hardworking group of REALTORS® and attorneys gather in a room lined with mahogany wood shelves and many leather bound books to discuss, debate, argue, finesse and work through updates and refinements to the form contracts. That hard work and dedication has resulted in a balanced, well-reasoned set of contracts that have stood up to legal debate and review. 

NEW LISTING OPTIONS AND NEW NABOR® FORM-OFFICE EXCLUSIVE OR DELAYED SYNDICATION

NAR has done it again. NAR changed the rules for MLS to allow new options. The options can be elected by sellers using NABOR® forms, but only if they use NABOR®’s new form “Addendum to Listing Contract Exempt or Delayed Marketing Election” or an alternative form that has been prepared by your Broker for the use of these new NAR rules. Please know that the use of either option is subject to approval by your Broker. Please ensure that your Broker’s Policy will permit you to offer either option to your Seller.

REALTORS® POLITICAL ACTION COMMITTEE (RPAC)

REALTORS® are required to complete Fair Housing / Anti-Bias Training upon becoming a member, and every 3 years thereafter, coinciding with the Code of Ethics training timeline. This requirement is in addition to the Code of Ethics training. Qualified training must be of not less than 2 hours of instructional time. The training must meet specific learning objectives and criteria established by the National Association of REALTORS®. This requirement began January 1, 2025 with a deadline of December 31, 2027.

MOTION: Made, seconded, and carried that the RPAC Committee recommends to the Board of Directors of the Naples Area Board of REALTORS® and Real Estate Professionals, Inc. (NABOR®) approves the 2026 Motions. (ENCLOSED).

MOTION: Made, seconded, and carried that the Candidate Screening Task Force recommends to the Governmental Issue Committee of the Naples Area Board of REALTORS® and Real Estate Professionals, Inc. (NABOR®) approves the endorsement of Ted Blankenship, John Krohl and incumbent Ray Christman for Naples city council. The endorsement of the candidates may take the form of mailer, publications in the association newsletter and online platforms, candidate press release and maximum independent expenditure contribution or PAC dollar contributions.

MOTION: Made, seconded, and carried that the Governmental Issue Committee recommends to the Naples Area Board of REALTORS® and Real Estate Professionals, Inc. (NABOR®) approves opposing the one percent Tourist Development Tax ballot question that will be placed on the November general election ballot. Opposition to the referendum will not utilize RPAC issues mobilization dollars, but will instead utilize member and public education through articles in the REALTOR® magazine, Naples Daily News, calls to action etc.

MOTION: Made, seconded, and carried that the MLS Committee recommends that the Board of Directors of the Naples Area Board of REALTORS® and Real Estate Professionals, Inc. (NABOR®) approves adding the following verbiage to the current Section 1.19A of the MLS Rules: Verbiage is allowed in photographs in the MLS, with the exception of statements to the public through direct or indirect advertising or “branding” by any means that would identify the MLS Participating Office, its services including compensation, its Broker, or its Agents, including no call to action.

MOTION: Made, seconded, and carried that the Naples Area Board of REALTORS® and Real Estate Professionals, Inc. (NABOR®) approves the Harassment Policy, pending review of counsel and incorporating any of their changes in the final version

MOTION: Made, seconded and carried that the Board of Directors of the Naples Area Board of REALTORS® and Real Estate Professionals, Inc. (NABOR®) approve increasing the 2026 Committee Event #54 budget by $900 for a total member investment of $16,070. This increase is required to fund the actual speaker fee agreement. Total increase = $900.
