Happy New Year!
It is an incredible honor to serve as your 2023 President. I am fortunate to lead our association with a dedicated group of directors, volunteer members and staff, who are the backbone of NABOR®. I believe that leadership is about doing the right things, at the right time, for the right reasons. And teamwork, collaboration and inclusion are the keys to success.
As 2023 unfolds, I am looking forward to accomplishing the following goals with the 2023 Board of Directors:
1. Foster individual resources in order to achieve greatness.
2. Continue the spirit of cooperation with Women’s Council of REALTORS® (WCR) and National Association of Hispanic Real Estate Professionals (NAHREP®) to strengthen our associations.
3. Provide cutting edge technology, tools and services to give members a competitive edge.
4. Expand educational opportunities to provide multiple pathways to members’ success.
5. Advocate the ideals of private property rights and the integrity of the real estate industry.
6. Strictly adhere to the association’s fiduciary responsibilities with the best interests of members in mind.

Naples Housing Inventory on the Rise
According to the November 2022 Market Report by the Naples Area Board of REALTORS® (NABOR®), there were 552 overall closed sales in November, which is a 41.4 percent decrease from 942 closed sales recorded in November 2021. The post-pandemic home buying surge that took place when mortgage rates were historically low has ended. Housing inventory in Naples is on the rise but remains low at just 2.8 months of inventory reported in November (a balanced market has a six-month supply of inventory). As expected, the limited inventory environment in Naples is restricting sales and increasing prices.

COLLIER COUNTY 60-DAY NOTICE TO TENANT ORDINANCE |
|
The Collier County Board of Commissioners voted Tuesday, October 25, to adopt an ordinance requiring landlords to give their long-term tenants, those who have residential rentals of a year or more in unincorporated Collier County, 60 days’ written notice prior to increasing their yearly rental rates by more than 5%.
The ordinance will be known as the “Collier County Fair Notice to Tenant Ordinance”. The 60-day notice period begins when the landlord provides notice either through mail, posting or email. The notice requirement does not apply to automatic rate increases provided in written leases.
A violation of the ordinance is punishably by a fine not exceeding $500.00. A separate penalty may be imposed for each violation of the ordinance

MILESTONE INSPECTIONS IN COLLIER COUNTY |
|
The State of Florida and Collier County are now requiring mandatory structural inspections for condominium and cooperative association buildings three (3) stories or taller. These “Milestone Inspections” must be performed by a licensed architect or engineer who is authorized to practice in Florida. Applicable buildings must have a Milestone Inspection once the building reaches a certain age, then every 10 years thereafter.
- Within three (3) miles of the coastline: 25 years of age or older

UNDERSTANDING THE IMPORTANT REVISIONS TO NABOR®'S CONTRACT FORMS

|
Approximately every two years, the REALTOR® and attorney members of NABOR®’s Legal Resources Committee review, revise and update NABOR®’s sales, listing and related contract forms to address important changes in the law and the real estate marketplace. The revised NABOR® forms are the product of nearly one year’s worth of study, input, evaluation and deliberation by the members of NABOR®’s Legal Resources Committee. The updated forms have been approved by NABOR®’s Board of Directors, the Marco Island Association of REALTORS® and the Collier County Bar Association and are now available for use.
