Dear Members,

I feel that it is an incredible privilege and honor to serve as your 2025 President. I stand on the shoulders of 72 presidents who have served honorably before me since the board was chartered in 1949. Thank you for the trust you have placed in me. I promise to engage with as many members as possible during my year as president, attend all key events and see firsthand how NABOR® can be of the greatest value in helping your business grow.

I plan to work very hard, in collaboration with volunteers and members, to accomplish the following goals this year:

1.    Lead through fostering teamwork

2.    Reinforce the value of NABOR® to members

3.    Communicate the value of a REALTOR® to the public

4.    Advocate for private property rights, fair and attainable housing, and homeownership

As we approach this coming season, I remain convinced that REALTORS® matter - not only to people who want to buy and sell homes but to our profession and the communities where we live. Let’s work together to help transform lives, our profession and our community through real estate.

MARKET REPORT

Pre-Season Inventory Boost is Good News for Naples Housing Market  

A 23 percent increase in new listings during November was a welcome addition to the Naples housing market’s overall inventory, which rose 32.4 percent to 5,368 properties from 4,052 properties in November 2023. Sellers entering the market in November were met with eager buyers as overall pending sales for the month increased for the first time in five years. Broker analysts reviewing the November 2024 Market Report by the Naples Area Board of REALTORS® 

(NABOR®), which tracks home listings and sales within Collier County (excluding Marco Island), are optimistic that this shift demonstrates not only the resiliency of the Naples housing market, but also its renowned desirability.

AI AND FRAUD

Cyber fraud impacted our industry most significantly when title agents, lenders and Realtors were first impersonated to redirect checks and wires. Companies like CertifID and ClosingLock were created to help combat these crimes, but unfortunately they remain a major concern. NEW DISCLOSURE LAWS NOW IN EFFECT FOR FLORIDA HOME SELLERS

MOTION: Made, seconded, and carried that the Board of Directors of the Naples Area Board of REALTORS® and Real Estate Professionals, Inc. (NABOR®) and M.L.S. of NAPLES, INC approves releasing space in the NABOR® building thru August 31, 2025.

MOTION: Made, seconded and carried that the Board of Directors of the Naples Area Board of REALTORS® and Association of Real Estate Professionals, Inc. (NABOR®) and M.L.S. of Naples, Inc. approve the twenty-sixth Agreement for work that legal counsel Robert D. Butters of the law firm of Saul Ewing Arnstein and Lehr LLP will undertake on our behalf and also naming Greg Urbancic, of Coleman Yovanovich Koester, as NABOR®’s Legal Counsel.
