A Message from Your 2026 NABOR® President
As we step into a new year and the start of our first quarter together, I am filled with gratitude for the trust you’ve placed in me and energized by the opportunities ahead. Serving as your 2026 President is an honor I hold with deep respect — for our profession, for our members, and for the community we proudly represent.
Here in Naples, the beginning of the year brings more than resolutions. It brings our high season — a vibrant stretch from now through mid‑March when our market comes alive with visitors, returning seasonal residents, and families seeking the resort‑style lifestyle that makes Southwest Florida so exceptional. This is our time to shine.
Our resort and vacation real estate market continues to be one of the most dynamic in the country. With that comes both opportunity and responsibility. As REALTORS® and business partners, we are the ambassadors of this region. We set the tone for professionalism, collaboration, and the level of service that defines Naples as a world‑class destination.
In the months ahead, NABOR® will continue strengthening the tools, education, and advocacy that support your success. We will focus on elevating professionalism, deepening community partnerships, and ensuring that our members remain informed and empowered in a rapidly evolving market. Together, we will champion the values that make our association strong: integrity, unity, and a commitment to excellence.
As we enter this season of heightened activity, I encourage each of you to lean into your expertise, your relationships, and your passion for serving others. Our collective strength is extraordinary — and when we move forward with purpose, we elevate not only our businesses, but the entire Naples community.
Thank you for the work you do every day. Thank you for your leadership, your resilience, and your dedication to the clients and neighbors who rely on us. I look forward to a year of progress, connection, and shared success.
Here’s to a strong first quarter and a remarkable 2026.
With appreciation,
Christine Citrano
2026 President, Naples Area Board of REALTORS®

MARKET REPORT
NOVEMBER PRICE DECREASE SPARKS PRE-SEASON HOME SALES
Naples, Fla. (December 26, 2025) – A gentle softening of prices during November encouraged many buyers to purchase homes for sale in Naples at a level similar to pre-pandemic home sales, even as home prices have increased 40 to 50 percent since 2019. Pending sales for November increased 16.9 percent to 856 pending sales from 732 pending sales in November 2024. The median closed price in November decreased 4.9 percent to $546,950 from $575,000 in November 2024. The median close price has declined slightly in seven of the previous eight months compared to the same months in 2024. Broker analysts reviewing the November 2025 Market Report by the Naples Area Board of REALTORS® (NABOR®), which tracks home listings and sales within Collier County (excluding Marco Island), were not surprised to see just over 1,000 price decreases during November. While minor, the price decreases indicate a growing shift away from aspirational pricing by sellers as they adapt to a new market environment where increased competition and smart pricing results in improved sales for the Naples real estate market.

HOMESTEAD & HOMESTEAD PORTABILITY: A POWERFUL TAX SAVINGS TOOL
By Kelly Capolino, Attorney, and Sam Saad III, Attorney
Florida’s Save Our Homes amendment has long been a cornerstone of property tax relief, capping annual tax increases in assessed value at 3% for a homeowner who in good faith makes the property their permanent residence and files for homestead.
But what happens when a homeowner decides to move?
That is where portability comes in—a powerful tool that allows homeowners to transfer up to $500,000 of their accumulated tax savings to a new homestead anywhere in the state. For REALTORS®, understanding this benefit is essential because it can dramatically influence buying decisions and affordability.
In the sample below (see article), the homeowner will save ±30% in Collier County taxes if they simply apply for portability of their homestead exemption from their current home.
Both Lee & Collier County appraiser sites have easily accessible links to tax estimator calculators for portability.

THE NABOR® SALES CONTRACT FROM A LEGAL PERSPECTIVE
By Charles Whittington, Esq. and Nick Bobzien, REALTOR®
The NABOR® Sales Contract is arguably the oldest continuously utilized form of sales contract used in Florida. In fact, the NABOR® Sales Contract was first used approximately a decade before the first FR/BAR contract was. Every two years, a hardworking group of REALTORS® and attorneys gather in a room lined with mahogany wood shelves and many leather bound books to discuss, debate, argue, finesse and work through updates and refinements to the form contracts. That hard work and dedication has resulted in a balanced, well-reasoned set of contracts that have stood up to legal debate and review.

NEW LISTING OPTIONS AND NEW NABOR® FORM-OFFICE EXCLUSIVE OR DELAYED SYNDICATION
By: William G. Morris, Esq., Attorney and Jeffrey Jones, Broker
NAR has done it again. NAR changed the rules for MLS to allow new options. The options can be elected by sellers using NABOR® forms, but only if they use NABOR®’s new form “Addendum to Listing Contract Exempt or Delayed Marketing Election” or an alternative form that has been prepared by your Broker for the use of these new NAR rules. Please know that the use of either option is subject to approval by your Broker. Please ensure that your Broker’s Policy will permit you to offer either option to your Seller.
