As we step into 2024, I am humbled to assume the role of President, a pivotal moment in NABOR^® 's 75-year journey. Change isn't a mere challenge; it's an opportunity for introspection. It allows us to assess the effectiveness of our mission, goals, values, and purpose. NABOR^®'s mission, "we are in the business of growing your real estate business," resonates deeply with us all. Our dedicated team, comprising directors, committee leaders, volunteers, and staff, remains unwavering in its commitment to serve this mission.

On a personal note, my driving force is 'making a difference.' I am a proactive leader dedicated to driving necessary changes while upholding NABOR^®'s esteemed image. Our ambitious agenda includes modernizing governance through proposed bylaw modifications, establishing a charitable foundation with the Collier Community Foundation, hosting broker summits, consumer education initiatives, a homebuying symposium, and a regional water quality summit. We're thrilled to introduce the NABOR^® Talks Podcast, revamp our Leadership Academy, and identify REALTOR^® Champions for 2024 elections.

HOME PRICES COOL AS INVENTORY CLIMBS IN NOVEMBER

Overall inventory of homes in Naples for November increased 38.8 percent to 3,795 properties from 2,734 properties in November 2022. Buyers have not enjoyed a level of choice since September 2020. The month also included 1,080 price decreases resulting in a 3.3 percent decrease in overall median closed price. According to the November 2023 Market Report by the Naples Area Board of REALTORS® (NABOR®), which tracks home listings and sales within Collier County (excluding Marco Island), data showed the housing market is poised to enjoy healthy winter sales, but it will depend on whether sellers continue to price their homes to sell and whether buyers feel the investment is right.

FINC EN GTO REPORTING COMES TO SOUTHWEST FLORIDA

In advance of the 2024 changes to your NABOR^® contracts, the Legal Resources Committee has issued a 2023x version of the NABOR^® contracts to comply with a federal law designed to combat money laundering that has recently become applicable to Southwest Florida. As such, the NABOR^® Sales Contracts (Residential Improved, Vacant Land & As-Is) have been updated due to a federal law that went into effect for Southwest Florida on November 21, 2023. Below is the new language for Standard S found in all three types of NABOR^® Sales Contracts.

CEO PROPOSED MOTION: Made, seconded and carried that the Board of Directors of the Naples Area Board of REALTORS^® and Association of Real Estate Professionals, Inc. (NABOR^®) waive membership application fees (application fee and reinstatement fee, if applicable) beginning January 1, 2024 through December 31, 2024 for those members and non-members of any Florida Board of REALTORS^® who at the time of applying for membership in NABOR are affiliated with a broker who is a member of NABOR^® or any Florida Board of REALTORS^® . This motion will be published to NABOR^® ’s Designated REALTORS^® .

REFERENCE 02/12/2015 MOTION: Made, seconded and carried that the Board of Directors of the Naples Area Board of REALTORS^® and Association of Real Estate Professionals, Inc. (NABOR^®) waive membership application fees (application fee and reinstatement fee, if applicable) beginning February 1, 2015 through December 31, 2015 for those members and non-members of another District 5 Board of REALTORS^® who at the time of applying for membership in NABOR^® are affiliated with a broker who is a member of NABOR^® or another District 5 Board of REALTORS^®. This motion will be published to NABOR^®’s Designated REALTORS^®.

CEO PROPOSED MOTION: Made, seconded and carried that the Board of Directors of the Naples Area Board of REALTORS^® and Association of Real Estate Professionals, Inc. (NABOR^®)and M.L.S. of Naples, Inc. approve the twenty-fifth Agreement for work that legal counsel Robert D. Butters of the law firm of Saul Ewing Arnstein and Lehr LLP will undertake on our behalf.

MOTION: Made, seconded and carried that the Board of Directors of the Naples Area Board of REALTORS^® and Association of Real Estate Professionals, Inc.(NABOR^®) and M.L.S. of Naples, Inc. approve renewal with Corelogic, to have all products terminate in August 2028 with the proposed added new products, One Home, MLS Touch and Restb.ai. These new products have already been added to the approved 2024 budget.

MOTION: Made, seconded, and carried that the RPAC Committee recommends to the Board of Directors of the Naples Area Board of REALTORS^® and Real Estate Professionals, Inc. (NABOR^®) approve local RPAC funds not to exceed $2,500 for the RPAC Kick-off to be held during the January 23, 2024 New Member Orientation lunch hour. Also to be invited will be the 2023 Major Investors and a special invite for those attending the Code of Ethics in the afternoon.

MOTION: Made, seconded, and carried that the RPAC Committee recommends to the Board of Directors of the Naples Area Board of REALTORS^® and Real Estate Professionals, Inc. (NABOR^®) to approve local RPAC funds not to exceed $500 to purchase RPAC paraphernal to be used throughout 2024.

MOTION: Made, seconded and carried that the Board of Directors of the Naples Area Board of REALTORS^® and Association of Real Estate Professionals, Inc. (NABOR^®)and M.L.S. of Naples, Inc. approve adding an additional 2 people to the tech team. Jeff Zeiler and Shaun Garry will be the voting members and demo members. Darlene Casey and Izabela Wright will be beta testers. 

MOTION: Made, seconded and carried that the Board of Directors of the Naples Area Board of REALTORS^® and Association of Real Estate Professionals, Inc. (NABOR^®) and M.L.S. of Naples, Inc. approve working with Engage Collier to give them free use of the NABOR^® conference room for a member only program and provide a lunch/reception for all NABOR^® member attendees, not to exceed $5,000. In return they will provide this program, for free, to approx. 150 or more NABOR^® members. However, many fill our conference room seating space.
