A MESSAGE FROM YOUR PRESIDENT


Summer is here in all its glory. Warmer days, possible rain showers in the afternoon, Fourth of July celebrations with fireworks, and more.


The pace of life in Naples is a little slower, with our winter residents having headed north for the summer. Now we can take advantage of shorter lines at the grocery store, getting reservations at the newest restaurants, and enjoying some beach time without the crowds.

However, we continue to work hard for our members. The staff has been busy hosting some terrific educational courses; our advocacy committees are keeping tabs on both city and county happenings to help protect private property rights; we hosted our annual Family Fun Day, which was our largest ever, with over 1,500 attendees! This is a wonderful way for NABOR to give back to our community. And we are still writing contracts!

We are also planning a Water Clean Up Day, tentatively July 31st, to keep our waters and surrounding areas looking as beautiful as possible. If you would like to volunteer, please contact Deborah Linville at NABOR.

May Home Sales Trim Inventory Heading into Summer


Naples, Fla. (June 19, 2026) – New listings added to the Naples housing market were unable to keep pace with buyer demand in May, leading to a 22 percent decline in overall inventory. The market added 991 new listings during the month, while 1,066 homes went under contract (pending sales). Inventory was further reduced by strong sales activity. Over the past 12 months, closed sales have outperformed the previous 12-month period, and that momentum continued in May. Overall closed sales increased 13.9 percent, rising to 900 transactions from 790 in May 2025. Broker analysts reviewing the May 2026 Market Report from the Naples Area Board of REALTORS® (NABOR®), which tracks home listings and sales throughout Collier County (excluding Marco Island), report that the combination of shrinking inventory and strong buyer activity signals a competitive market. Therefore, homebuyers should act quickly when they find the right property this summer.

FINCEN RESIDENTIAL REAL ESTATE RULE ON HOLD:

WHAT FLORIDA REALTORS® NEED TO KNOW NOW

A significant development at the federal level is reshaping the immediate compliance landscape for residential real estate professionals. On March 19, 2026, a federal district court in Texas vacated the Financial Crimes Enforcement Network’s (FinCEN) Residential Real Estate Anti-Money Laundering (AML) Rule. The court determined that FinCEN exceeded its statutory authority under the Bank Secrecy Act (BSA) and violated the Administrative Procedure Act (APA). As a result, the rule has been set aside—at least for now.


FinCEN has since issued a clear statement: “In light of a federal court decision, reporting persons are not currently required to file real estate reports with FinCEN and are not subject to liability if they fail to do so while the order remains in force.”

Congress Passes the Largest Housing Reform Bill in Decades. Congress approved the bipartisan 21st Century ROAD to Housing Act, one of the most significant federal housing policy packages in decades. 

 

Florida Legislature Places Major Property Tax Amendment on the November Ballot. During the June Special Session, the Florida Legislature approved a constitutional amendment that would substantially increase the homestead exemption for non-school property taxes if approved by voters in November 2026.


PROFESSIONAL STANDARDS

NEW FAIR HOUSING TRAINING REQUIREMENT


REALTORS® are required to complete Fair Housing / Anti-Bias Training upon becoming a member, and every 3 years thereafter, coinciding with the Code of Ethics training timeline. This requirement is in addition to the Code of Ethics training. Qualified training must be no less than 2 hours of instructional time. The training must meet specific learning objectives and criteria established by the National Association of REALTORS®. This requirement began January 1, 2025 with a deadline of December 31, 2027.

Dear NABOR® Members,


As we move into July, I want to thank our members, volunteers, committee leaders, and staff for the energy and dedication you continue to bring to NABOR®. Your involvement strengthens our association, supports our profession, and helps us continue delivering meaningful value to our members and community.


June was a busy and rewarding month, highlighted by another successful Family Fun Day. Thank you to everyone who volunteered, sponsored, participated, and helped welcome so many local families to this special community event. It is always a wonderful reflection of the REALTOR® spirit and NABOR’s commitment to giving back.


July is an excellent time to invest in your business and professional growth. Our education calendar includes a variety of opportunities designed to help members sharpen their skills, stay current on industry practices, and make the most of the tools available through NABOR® and the MLS. Our Community Involvement Committee will support the Harry Chapin Food Bank on July 22, and YPN will host its Headshots and Happy Hour event on July 23. These programs offer valuable opportunities to give back, build relationships, and engage with fellow members.


Looking ahead, applications for the 2027 NABOR® Board of Directors are available through July 17. Serving in a leadership role is an important way to help shape the future of our association and our industry.

(NABOR®) approve a new field in Residential Rentals – Short Term – “Rental Range Rate”- _____ to ______. This will be a required field and will be syndicated out in place of “Off Season” and “Season”.
