MESSAGE FROM THE PRESIDENT

Dear Members,


Hello. This reaches you one day before an important election on all levels – local, state and national! Here’s my reminder to VOTE and vote for our REALTOR® Champions!!! 


As we step into the final months of the year, I am proud to share the significant strides we’ve made together as a board and a member driven association. Our focus has been on fostering members’ business growth, reinforcing our association’s business practices, and expanding our impact on the Naples area.


Over the past month, our leadership team has been hard at work developing robust governance policies to ensure the highest standards in our operations. We are also closely monitoring the National Association of REALTORS® (NAR) settlement agreement, subject to final court approval, a hearing on which is scheduled for November 26. The judge’s ruling will have lasting implications, and NABOR® remains committed to keeping you informed every step of the way.


NABOR® recently hosted a truly heartwarming Trunk or Treat event with more than 350 local children and their families joining in the fun! Thank you to everyone who participated and helped make this a memorable day for our community.


Under the capable guidance of Vice President Citrano, the new and improved NABOR® Leadership Academy program was approved for implementation in 2025.


With Director Garry’s leadership, policies and procedures for the NABOR® Charitable Foundation were finalized. This solid framework will allow NABOR® to make a greater difference by supporting community needs in Collier County.


I’m thrilled to report that over 8,700 members have attended NABOR® classes year-to-date! This impressive number is evidence of the value members place on professional development and their commitment to unlocking growth, innovation and business success through continuing their education.


NABOR® embraces technology. Excitedly, we’re introducing two new technology tools to enhance your productivity and success: CubiCasa and Agent 3000™. Both offer powerful capabilities to streamline your work and add value to your business and your customers. Robust training will be provided to help you understand how to use them and fully benefit from their features.

MARKET REPORT

Strong Inventory Favorable for Pre-Season Buyers


Overall inventory of homes in Naples increased 37.3 percent in September to 4,288 properties from 3,123 properties in September 2023, which benefits home buyers. According to the September 2024 Market Report by the Naples Area Board of REALTORS® (NABOR®), which tracks home listings and sales within Collier County (excluding Marco Island), the rise in inventory was met with increased buyer interest as indicated by pending sales (sales under contract) during September, which increased 1 percent to 622 pending sales from 619 pending sales in September 2023. Broker analysts reviewing the September report are confident more sellers will enter the market in the coming months in anticipation of a visitor increase during the winter. Pre-season buyers are encouraged to take advantage of the increased property selections available before competition heats up.

NEW DISCLOSURE LAWS NOW IN EFFECT FOR FLORIDA HOME SELLERS

Two new Florida statutory provisions take effect as of October 1, 2024. The NABOR® Legal Resources Committee has made two new forms available to assist NABOR® Members with compliance with the new statutes: (1) “Required Flood Insurance Disclosure” and (2) “Addendum to Sales Contract - Condo Multiple Parcel”.

NEW FEDERAL LAW REQUIRES LLC, P.A., CORP. OR OTHER ENTITY FILE OWNERSHIP DISCLOSURE WITH FINCEN

The Corporate Transparency Act (CTA) became effective January 1, 2024. It affects an estimated 33 million small business entities and requires each entity file disclosure of owners and others controlling the entity (BOI filing) with the Financial Crimes Enforcement Network (FINCEN). The requirement applies to even the smallest LLC or professional association through which a Realtor® conducts business.

 

Deadline to file is December 31, 2024, for entities that existed prior to this year. Entities created this year have 90 days from the date they are created to file, which is shortened to 30 days for entities formed in 2025 and later. Penalties for late or failing to file include a $500 per day civil penalty, fines of up to $10,000 and possible prison time.

MOTION: Made, seconded, and carried that the Board of Directors of the Naples Area Board of REALTORS® and Association of Real Estate Professionals, Inc. (NABOR®) and M.L.S. of Naples, Inc. (M.L.S.) recommend to the 2024 Board of Directors of NABOR® and M.L.S. that 2003 President and 2005-2024 Legal Advisor James A. Pilon be appointed as a non-official Legal Advisor to the 2025 Board of Directors of NABOR®/M.L.S. as he was to the 2005, 2006, 2007, 2008, 2009, 2010, 2011, 2012, 2013, 2014, 2015, 2016, 2017, 2018, 2019, 2020, 2021, 2022, 2023 and 2024 Boards of Directors.


MOTION: Made, seconded, and carried that the Board of Directors of the Naples Area Board of REALTORS® and Association of Real Estate Professionals, Inc. (NABOR®) to remove the primary Committee Showcase from the current Symposium, and have it as a standalone event for 2025, that would fall under the Events for Networking Committee. Always looking for other opportunities to market NABOR® committees.


MOTION: Made, seconded, and carried that the Board of Directors of the Naples Area Board of REALTORS® and Association of Real Estate Professionals, Inc. (NABOR®) confirms the Symposium Committee remain as is, and have the committee create a 2025 event that must be held in Collier County. The primary Committee Showcase is now a stand-alone event held by Events for Networking.


MOTION: Made, seconded and carried that the Board of Directors of the Naples Area Board of REALTORS® and Association of Real Estate Professionals, Inc. (NABOR®) approves the Policy on Annual Selection of NAR Directors.
