PRE-SEASON BUYERS JUMP ON NEW INVENTORY DURING SEPTEMBER

New listings in Naples during September increased 27.3 percent to 937 new listings from 736 new listings in September 2022, making pre-season buyers very happy. According to the September 2023 Market Report by the Naples Area Board of REALTORS^® (NABOR^®), which tracks home listings and sales within Collier County (excluding Marco Island), overall inventory continues to inch upward at a steady pace. For September, inventory for the single family home and condominium markets increased 13.2 percent to 2,793 properties from 2,468 properties in September 2022. The report also demonstrated that pre-season homebuying is starting earlier every year as pending sales (homes under contract) in September increased 18.7 percent to 735 pending sales from 619 in September 2022 and 687 in September 2019 (pre-pandemic).

Florida Realtors® Convention - August 2023

The Florida Realtors®/Florida Bar Joint Realtor®/Attorney Committee met on August 18, 2023 at the Florida Realtors® Convention at Rosen Shingle Creek Resort. Attached is a the summary of those discussions is in the link. 

The subcommittee on the FR/Bar Contract met first to discuss two areas of potential revisions to the FR/Bar Contract: Condo Rider and Closing Fees.

The Joint Realtor®/Attorney committee hosted a panel of attorneys and real estate brokers to discuss the impact of SB 264 and answer some of the frequently asked questions that the Florida Realtors® Legal Hotline has received. 

HOMEOWNERS AND FLOOD INSURANCE UPDATE

Florida Realtors® Convention - August 2023

The Homeowners Insurance Market has gone through an enormous amount of turmoil for the past several years due not only to the substantial payout of claims from Hurricanes Irma and Ian but also due to excessive lawsuits and fraudulent clams that have been made primarily for roof replacements.

Last summer Florida Realtors® formed a Special Task Force to review the current overall situation with Homeowners Insurance and to make recommendations for significant change without which Florida was headed to only one solution Citizens Insurance for all. The Task Force recommended major changes to the Florida Insurance Laws and regulations to provide relief to Insurance Companies and also to balance the rights of Consumers to create a more level playing field.

The Florida Legislature concluded a special session in December to provide relief to Insurers and followed in the spring session with significant Consumer protections.

(NABOR^®) approve to use local RPAC funds not to exceed $2,500 for the Last Chance Auction, September 11-14, 2023. Amended Motion that the Board passed on January 12, 2023

MOTION: Made, seconded, and carried that the RPAC Committee recommends to the Board of Directors of the Naples Area Board of REALTORS® and Real Estate Professionals, Inc. (NABOR®) approve the expenditure of local RPAC funds not to exceed $2,500 for the Farm City BBQ in the Fall of 2023. President Nick Bobzien, in consultation with Vice President of Public Affairs, will invite members of the Board of Directors, RPAC Committee, Government Issues Committee and 2022 Major Investors and spouses/significant other. RATIONALE: NABOR® will increase the Farm City BBQ sponsorship from $300 to $1,000.

MOTION: Made, seconded, and carried that the RPAC Committee recommends to the Board of Directors of the Naples Area Board of REALTORS® and Association of Real Estate Professionals, Inc. (NABOR®) approve to use local RPAC funds not to exceed $1,000 for breakfast and not to exceed $1,000 for a Brokers Tool Kit at the Broker Forum on Monday, December 11, 2023.

MOTION: Made, seconded, and carried that the Board of Directors of the Naples Area Board of REALTORS® and Association of Real Estate Professionals, Inc. (NABOR®) approve the audited financials for 2022.

MOTION: Made, seconded, and carried that the Board of Directors of the Naples Area Board of REALTORS® and Association of Real Estate Professionals, Inc. (NABOR®) and M.L.S. of Naples, Inc. (M.L.S.) recommend to the 2023 Board of Directors of NABOR® and M.L.S. that 2004 director, 2003 President and 2005-2023 Legal Advisor James A. Pilon be appointed as a non-official Legal Advisor to the 2024 Board of Directors of NABOR®/M.L.S. as he was to the 2005, 2006, 2007, 2008, 2009, 2010, 2011, 2012, 2013, 2014, 2015, 2016, 2017, 2018, 2019, 2020, 2021, 2022 and 2023 Boards of Directors.

MOTION: Made, seconded, and carried that the Board of Directors of the Naples Area Board of REALTORS® and Association of Real Estate Professionals, Inc. (NABOR®) approve a Winter Wonderland Ruby Sponsor for $250.00, and to purchase and decorate a tree.
