A MESSAGE FROM YOUR PRESIDENT


As I share my message with you as president in this final issue of the NABOR® News, as it will be discontinued when we transition to the Daily Digest on October 1, I feel a sense of gratitude and a deep sense of pride. Serving NABOR® is one of the greatest honors of my professional life. I have witnessed the inspiring strength, resilience, and heart of our membership every single day. Together, we have proven that when we are united by purpose, there is no limit to what we can achieve.

 

Our Strategic Plan has served as our guiding compass. Through the dedication of our committees and the engagement of our members, we continue to bring our priorities — Educate, Engage, Collaborate, Evolve, Advocate, and Innovate — to life. These are not just words on a page; they became the actions, conversations, and decisions that shape our path forward. And as we look toward 2027, these priorities will continue to illuminate the way forward, reminding us that growth is not a moment but a mindset.

 

I am excited to announce the Board’s plan to renovate our building in 2027 - a transformation that will reflect who we are and who we are becoming. This undertaking will create a modern, welcoming space worthy of the professionalism and passion of our members and staff.

 

I feel heartfelt appreciation toward our Board of Directors whose leadership, adaptability, and unwavering commitment continues to strengthen our association and position NABOR® for an extraordinary future. Our board has led with courage and clarity, always keeping our mission at the center of every decision.

 

As I prepare to pass the gavel to incoming President Shaun Garry and the 2027 Board of Directors in December, I do so with immense confidence and excitement. The momentum we have built together is real, and it is powerful. NABOR® is stepping into a new year with vision, purpose, and the collective strength of a membership that believes in progress. 

 

I look forward to cheering on the incredible work ahead and supporting the continued evolution of NABOR®, this association I care for so deeply.

July Housing Market: Inventory Tightens as Hot Summer Sales Continue


Naples, Fla. (August 21, 2026) – A generous wave of new listings in July met a continuing wave of eager buyers in Naples this summer. The addition of 916 homes to the market, up 8.1 percent from 847 in July 2025, helped replenish inventory as stronger-than-usual July sales activity increased the pace at which available homes were being purchased. Closed sales increased 14.5 percent to 733 closed sales from 640 closed sales in July 2025, but pending sales (homes under contract) decreased 5.6 percent to 762 pending sales from 807 pending sales in July 2025. According to broker analysts reviewing the July 2026 Market Report from the Naples Area Board of REALTORS® (NABOR®), which tracks home listings and sales throughout Collier County (excluding Marco Island), the data shows the Naples housing market is well balanced.

Unconventional Offers: Proceed with Caution

Real estate transactions do not always follow a traditional path. While most offers involve familiar terms such as cash or conventional financing, Realtors may occasionally receive offers that include unconventional financing arrangements or other creative terms designed to make the transaction work.


These offers can present opportunities for both buyers and sellers. However, they can also introduce additional legal, financial and contractual considerations. For Realtors, the key is not necessarily to know how to structure every creative transaction, but to recognize when an offer requires additional scrutiny and professional guidance.


Create a great offer by adding words like "free," "personalized," "complimentary," or "customized." A sense of urgency often helps readers take action, so consider inserting phrases like "for a limited time only" or "only 7 remaining!"

When a “Small Favor” Becomes a Big Problem: Recognizing Red Flags in Real Estate Transactions

Real estate professionals are often asked to solve problems quickly. A deadline is approaching, a lender requests another document, or a party worries the deal may fall apart. In that moment, a customer or client may ask for what sounds like a harmless favor: leave something out, change a date, use a different version of a document, or handle part of the deal outside closing. The request may sound practical or like something “everyone does.” But it becomes a problem when it makes the transaction look different from what it really is.


Agents and brokers do not need to become investigators or lawyers whenever something unusual happens. They do need to recognize when facts are being hidden, changed, or kept off the record. That is the time to pause, involve the broker, and speak with the title company, closing agent, or attorney. The goal is not to accuse anyone. It is to make sure the documents tell a complete, accurate story.

Where Realtors® make errors playing attorneys aka UPL

In today’s real estate market, agents are expected to wear many hats — negotiator, marketer, coordinator, and trusted advisor. But there is one role a Realtor® must avoid: ATTORNEY.


In Florida, the unauthorized practice of law (“UPL”) can expose real estate professionals to serious liability, disciplinary action, and even criminal penalties in certain situations. The good news is that most UPL issues can be avoided with awareness and proper boundaries.

NEW FAIR HOUSING TRAINING REQUIREMENT


REALTORS® are required to complete Fair Housing / Anti-Bias Training upon becoming a member, and every 3 years thereafter, coinciding with the Code of Ethics training timeline. This requirement is in addition to the Code of Ethics training. Qualified training must be no less than 2 hours of instructional time. The training must meet specific learning objectives and criteria established by the National Association of REALTORS®. This requirement began January 1, 2025 with a deadline of December 31, 2027.

Dear NABOR® Members,


September is a natural time to refocus. Summer is winding down, seasonal activity is beginning to build, and many of us are looking ahead to how we want to finish the year. Consumers have access to more real estate information than ever before, but information is not the same as expertise. One of the greatest values a REALTOR® provides is the ability to interpret that information and help buyers and sellers make confident decisions. NABOR® has several excellent opportunities this month to help you strengthen that expertise.


September 3: NABOR® Symposium at Arthrex

I especially encourage you to join us for our Symposium featuring Jimmy Burgess. This program is designed to provide practical ideas and strategies REALTORS® can use to stand out, grow their businesses and approach the fall market with renewed energy.


September 10: PSA: Pricing Strategies Advisor – Mastering the CMA

Pricing remains one of the most important conversations REALTORS® have with customers. This course will help strengthen your ability to select comparables, develop a market-based price range, prepare a professional CMA and communicate pricing recommendations with confidence.


September 16: Protecting Your Business in the Digital World

Your online presence is an extension of your professional reputation. This Zoom program focuses on making smart choices on social media and protecting your customers, your reputation and the business you have worked hard to build.

MOTION: Made, seconded, and carried that Emerging Technology recommends that the Board of Directors of the Naples Area Board of REALTORS® and Real Estate Professionals, Inc. (NABOR®) approves contract renewals for 1 year on the following contracts: InfoNet (Cotality Rev Share), Agent3000, Cubi Casa.

 

MOTION: Made, seconded, and carried that the Board of Directors of the Naples Area Board of REALTORS® and Real Estate Professionals, Inc. (NABOR®) approves the MLS Committee to conduct a member survey on the coming soon issue.


MOTION: Made, seconded, and carried that Magazine Committee recommends that the Board of Directors of the Naples Area Board of REALTORS® and Real Estate Professionals, Inc. (NABOR®) approve conducting a member survey to identify the NABOR® Magazine content members value most and use the results to guide content for the new twice-yearly publication schedule.


MOTION: Made, seconded and carried the Budget and Finance Committee recommends to and that the Board of Directors of the Naples Area Board of REALTORS® and M.L.S. of Naples, Inc. (NABOR®) approves the 12-31-25 final Consolidated P & L Compared to the 2025 Original Budget.
