Navigator Notes is a service of the Bergen County Department of Human Services, Division of Senior Services.

IMPORTANT NOTICE ABOUT WAITLISTS: 

All of the information contained in this document is provided as a courtesy to those seeking an affordable home. The County of Bergen is not responsible for any offers or errors contained herein. 

In Bergen County, there are no affordable or federally-subsidized apartments immediately available. All either have waitlists which can take years to be selected to move in or there are new lottery opportunities to be selected for an affordable unit.

The Division of Senior Services developed a document called "Navigator Notes" which is a monthly updated list of affordable and federally-subsidized buildings that have an open waitlist which are actively accepting applications. NOTE: Most public and subsidized apartments receive government subsidies to lower the cost of rent to low- and moderate-income individuals. These individuals must be at or below the income limit set forth by HUD or the administrative agency managing the properties.

At the end of this email, You will find a section titled "Helpful Links for Affordable Apartment Search". This links will show several websites where you can search for apartments or rooms to rent throughout any county in NJ. You can create your own criteria, including location, amount of rent you can afford, pet friendly, etc.

Emergency and Eviction Prevention Resources:

Newly added: Garden State Home- Omnibus Eviction & Homelessness Prevention (OEHP): GSH is serving households in Bergen, Middlesex, and Hudson Counties. Resource Navigators will be providing in-person services at the courthouse for all LT trial dates including:

• Resource Navigation, Case Management, & Eviction Diversion
• Creative solutions to expeditiously prevent households from eviction
• Emergency Flexible Funds: rental arrears, relocation, utilities, court fees, etc

Program Closure: Coronavirus Emergency Rescue Mortgage Assistance Program (ERMA):

**PROGRAM CLOSING ALERT** Effective 6/30/2026, the NJ ERMA program will no longer be accepting applications for assistance. Any application that has not been completed and signed (electronically or manually) will not be reviewed or considered for assistance. Completed and signed applications received prior to 7/1/2026, must provide all required/requested underwriting documents no later than 7/31/2026. If documentation is not received by this date, the application will be denied as incomplete and will not be reviewed for eligibility or assistance.
