“I foresee cases ramping up gradually over the next number of weeks,” said Alexander Lycoyannis, an attorney with Rosenberg & Estis who is providing counsel on evictions to landlords with tenants owing rent. “My broad advice is you shouldn't expect anything to happen very quickly, but you have to assert your rights.” (Bisnow | February 3)

“When you add it all up, you have a real concern to be able to recoup investments or necessary maintenance costs, and the fact that the occupants will have al the rights of ownership with none of the obligations,” Lycoyannis said. “The statute essentially turns property ownership on its head.” (Multi-Housing News | February 3)

“What the statute actually says is that a rent increase can’t be ‘unreasonable,’” Lycoyannis says. “Thus, as written, S3082 permits a tenant to challenge even the smallest imaginable rent increase as unreasonable, which would, in turn, force the owner to spend time and resources justifying any such increase before it can hope to obtain a judgment for the rent owed.” (Habitat Magazine | January 20)
