Had enough rain lately?!? It does seem to be the topic of the day for weeks or months now. Hilo has been dry, and we've been mostly wet. Our yards are green!


There was a flurry of activity at NHOK for the first part of the year, but it has slowed somewhat. There are currently three condos for sale. The latest to hit the market is C5, for which you can view the details by opening the Market Activity link below. N6 and E5 have been on the market for quite some time, 178 days and 187 days, respectively. That's unusual for NHOK over the past three years. They continue to reduce their asking prices, and hopefully, the sellers and potential buyers will come to an agreement soon.


For owners who rent out their units long-term (minimum of 6 months to the same tenant), the County of Hawaii offers a new program to help reduce your property taxes. The state and counties are trying to encourage more long-term rentals. Hawaii County's solution is to enact a new Property Tax Class. It will begin on January 1, 2026. You need to get your application in by December 31st. I have the Application and the Information Sheet. Just email me for the forms. I couldn't find the actual reduction in taxes you'd be eligible for anywhere, so I called the Real Property Tax office. The reason I couldn't find it is that they haven't made a decision yet and will announce the savings next month. I'll keep you posted on that issue.

Na Hale is offering a new condo for sale. C5 is asking $1,175,000. E5 continues to be for sale and is asking $1,125,000. N6 reduced its price once again. This time by $63,100 and is now asking $1,099,900.

Community Update

Kona has been working on a plan to enhance recreational opportunities while protecting natural historical resources. In 2023, they hired a consulting group, and they are starting public hearings to promote the plan. There will be one tomorrow. The Plan is available for you to read at https:arc.is/Ora550. It has a "corporate" style format, so you have to slog through a lot of text to find what you are looking for. The meeting should be enlightening.

Our only Big Island zoo is located in Hilo. I took my kids there decades ago, and they loved it. It was always free and always on the verge of closing due to a lack of funds. They did have a "donation pail" at the entrance, and hopefully, they still have that pail. They have finally begun collecting an entrance fee. They are nominal, but it's a start. Take your kids and grandkids. It's a fun side trip when you visit Hilo.

Another fun thing to do in Kona is Chefs & Table's (formerly The Spoon Shop) Afternoon Tea . A friend asked me to join her and we had a great time. It was their first time to offer a high tea, and I'm guessing it won't be the last. It was delicious. They also offer other dining events and cooking classes from time to time.
