I hope this message finds you and your families well! 2021 has already had some bright moments with the announcement from Governor Little that Idaho is moving into Stage 3. With the decline of positive tests in the state, we continue to grow optimistic that we will be able to start hosting events soon. Moving to Stage 3 will allow us to have gatherings of up to 50 people while, of course, still practicing social distancing requirements.

The annual IBCA State Board Meetings were held last week via ZOOM and there was a lot of great information that came out of each session. Idaho was recognized as the fastest growing state in the country in 2020 and has been ranked in the top 2 for the past 5 years. We have seen a 30% increase in MLS sales since 2018 in the state overall and North Idaho has seen an 18% increase during that same time period. We have seen a 17% increase in median sales prices in North Idaho in the last 2 years with only 2 weeks of available inventory currently. If you would like the link to some of the meeting recordings, please reach out to the office and we would be happy to share it with you.

As I discussed in January, we were hoping to be able to host our Gone Wild event in March, but we have been forced to reschedule it to November 4th due to COVID restrictions still being in place. The Home and Garden Show is currently still scheduled for April 23rd,24th and 25th, so tell your family and friends about this great event! We hope to see you all there. The Construction Combine is scheduled for May 4th and 5th, if you would like further information about this event feel free to reach out to the NIBCA office. The dates for our annual Parade of Homes event have also been released and it will be held the concurrent weekends of September 18th and 19th and September 24th,25th and 26th.

I hope everyone’s year is off to a great start! Thank all of you for your hard work and dedication to further our causes in the region. Housing Starts Finish Strong in 2020
While housing starts ended the year on a strong note, rising lumber prices and increasing regulatory cost concerns could affect future production. Led by a solid, double-digit gain in single-family starts, overall housing starts increased 5.8 percent to a seasonally adjusted annual rate of 1.67 million units, according to a report from HUD and the U.S. Census Bureau. The December reading of 1.67 million starts is the number of housing units builders would begin if development kept this pace for the next 12 months. Within this overall number, single-family starts increased 12.0 percent to a 1.34 million seasonally adjusted annual rate. The multifamily sector, which includes apartment buildings and condos, decreased 13.6 percent to a 331,000 pace. Total housing starts for 2020 were 1.38 million, a 7.0 percent gain over the 1.29 total from 2019. Single-family starts in 2020 totaled 991,000, up 11.7 percent from the previous year. Multifamily starts in 2020 totaled 389,000, down 3.3 percent from the previous year. On a regional and year-to-date basis (January through December of 2020 compared to that same time frame a year ago), combined single-family and multifamily starts are 13.2 percent higher in the Midwest, 7.5 percent higher in the South, 6.2 percent higher in the West and 2.8 percent lower in the Northeast.
