Attention Lenders:
This Bulletin is a reminder and clarification regarding the NJHMFA trailing document process and requirements. Loans are not considered complete until all trailing documents have been received by NJHMFA.
All Trailing Documents are required to be delivered to NJHMFA within 90 days of the purchase date. As per existing policy, If any Trailing Documents are not received and are aged more than 120 calendar days, NJHMFA may assess the Lender a $25 penalty per document per month, or in the alternative, the Lender will be required to repurchase the Mortgage Loan. NJHMFA will begin enforcing the monetary penalty for outstanding documents over 120 calendar days starting in July. Lenders will be invoiced accordingly.
Required Trailing Documents include:
- Complete and accurate recorded original Mortgage with applicable Riders attached.
- Recorded original Assignment of Mortgage (AOM) attached to the recorded Mortgage.
- Original or copy of the Final Title Policy with endorsements attached.
- Complete and accurate recorded original DPA Mortgage, if applicable.
To meet the requirements, an original recorded Mortgage and original recorded Assignment of Mortgage must be an initial version of the document with wet signature(s) and with recording stamp or certified true copy of the document from the county recorder’s office.
All DPA Mortgages must be delivered using the approved NJHMFA document form. For your convenience, a DPA Mortgage template is provided in the Lender Portal, and in the NJHMFA website under Lender Resources.

Note: Do not send trailing documents to the Subservicer, LoanCare.
Uploading Trailing Documents to the online Secure Document Request (SDR) screen in the Lender Portal or via email to trailingdocs@njhmfa.gov does not eliminate the requirement for original Mortgages and the Assignment of Mortgage to be sent to NJHMFA for loan completion.
