Today, Reps. Darin LaHood (R-IL) and Suzan DelBene (D-WA) officially introduced the Affordable Housing Credit Improvement Act of 2025 (AHCIA). The bill was introduced with 114 bipartisan cosponsors, nearly a quarter of the entire U.S. House. Less than a week ago, NLBMDA members canvased the Halls of Congress to advocate for the landmark bill which if passed would make significant strides towards tackling housing affordability through expanding the Low-Incoming Housing Tax Credit (LIHTC).
For nearly four decades, LIHTC has been a transformative tool for supporting private investment towards the development and restoration of affordable housing units. This private-public partnership has allowed for the development of over 4 million homes and over $746.5 billion generated in wages and business income. A key component of AHCIA is the restoration of 12.5 percent LIHTC increase which expired in 2021 and a further 50 percent increase of LIHTC phased in over a two-year period.
This is the fifth time AHCIA has been reintroduced, each time earning broad bipartisan support. This Congress, as lawmakers work to advance a substantial reconciliation bill, NLBMDA will be strongly advocating for the inclusion of the provisions in AHCIA to be included in the tax package.
“For decades, lumber and building material dealers have partnered with developers to support the construction of affordable housing,” said NLBMDA President & CEO Jonathan Paine. “AHCIA’s reintroduction arrives at a crux of the housing affordability crisis with the cost of building materials continuing to rise. AHCIA will provide new opportunities for LBM dealers to partner with developers to support the housing supply transformation needed to lower costs for everyday Americans.”
Over the next few months, NLBMDA will be strongly advocating for the passage of AHCIA. The Senate is anticipated to introduce a companion bill later this month.
