President's Message
Nicholas W. Bennett, MAI

I hope you all had a fantastic summer and were able to escape the scorching heat! As the monsoons wane and summer humidity makes way for pumpkins, flannel and falling leaves, I would like to update you on your Nevada Chapter of the Appraisal Institute.

First, I am greatly honored to be selected to be President of the Nevada chapter for the upcoming 2023 year. It is with great care that I hope to steer our chapter forward to accomplish several goals. These include making the Las Vegas Market Symposium the must-attend event of the year for our members; giving back to our community with our CALV NPHY partnership; and, establishing a great foundation for future relationship and mentorship with UNLV.

Appraisal Institute Annual Conference
This year’s Appraisal Institute Annual Conference was held at the beginning of August at the Bellagio Hotel Casino. In addition to the Joint Region Meeting, two days of educational panels was also offered. The Regional Meeting included addresses from the board regarding the current state of AI and the future direction for our organization. We then broke into our individual Region VII meeting, with updates from each chapter, 45 Day Notice issues and future educational offerings for our members.

It was great to see several of our local members attending the educational panels. These panels give attendees a chance to hear from a broad spectrum on the current state of our industry, best practices and future opportunities. Among the topics we discussed were the ongoing Appraiser Diversity Initiative, appraisal bias, right-of-way appraisals and expert witness topics. If you haven’t attended the Annual Conference, I highly recommend it.

Not only do you gain knowledge and perspectives outside your own, but it also gives you the opportunity to meet other appraisers and the Appraisal Institute national leaders. Growing your network is always helpful in this challenging real estate environment!

2022 Northern Nevada Real Estate Overview
Northern Nevada Branch Chair, Dan Brauning, SRA, AI-RRS and Vice Chair, Bruce Hahn, MAI, SRA, along with the Overview planning committee have moved forward to plan this year's half day event. The date is set for Friday, October 14th. Once we have received NRED approval, registration will be available.
Las Vegas Market Symposium 2023
The LVMS committee decided to permanently move the Las Vegas Market Symposium from November to January. We tried it earlier this year and it was a great success. Keeping a January Symposium will allow us to discuss the previous year and look forward to the upcoming months. Expect an announcement of the date soon as the committee meets to discuss January 2023’s Las Vegas Market Symposium.

Nevada Partnership for Homeless Youth (NPHY)
As AI representative to the Commercial Alliance Las Vegas (CALV) board, I wanted to share that we have joined with the Nevada Partnership for Homeless Youth. The goal is to assist homeless teens in Southern Nevada. NPHY provides housing for teens to live a stable life while still attending school and maintaining a healthy lifestyle. CALV is working with NPHY to repair, renovate and furnish its local housing units. Imagine a house with teenagers and it’s a constant need!

On October 8, I will be joining my fellow board members working on a beautification project at several of the units. Here’s where our members come in: please click the link below to help to this most worthy cause. You can assist these young people rebuild their lives. NPHY has an Amazon Wish list (https://a.co/a8XT3T5) that goes directly to assist these young people and make their transition most comfortable. For more information about NPHY, visit NPHY.org.

University of Nevada Las Vegas Lied Center for Real Estate
One goal during my presidency is to establish a relationship between the Nevada Chapter and the Lied Center for Real Estate at UNLV. To further that goal, I am pleased to announce that Dr. Shawn J. McCoy, director and associate professor of the Lied Center for Real Estate in the Lee Business School at UNLV, will be our October luncheon speaker. Dr. McCoy and I have had several discussions over the past few months regarding establishing a strong link between our local chapter and the students at the Lied Center. My hope is to grow the pool of appraisal candidates from the nation's most diverse university. Stay tuned for more information!

Several of our members and past presidents have taught an appraisal course through the college, which is an excellent way to give back. That position is open for the Spring semester. If you are interested, please let me know.
