Welcome to the NatureWalk at Seagrove community newsletter. This newsletter is published to share community news & information with fellow homeowners.

HOA Update - April 2025

As our term draws to a close, I want to express my heartfelt gratitude to each of the NatureWalk board members and the many committee volunteers for their dedication and hard work throughout this year.


Your commitment to improving our community and addressing NatureWalk’s concerns has not gone unnoticed by me and, hopefully, other NatureWalk owners. From organizing community events to ensuring the maintenance of our shared spaces and amenities, your efforts have significantly enhanced our community and environment for everyone.


Special thanks to Barb Tato and Ty Pruitt for their time, energy, and countless hours volunteered to make our neighborhood a better place these last two years. Also, thanks to Todd Hoff and Heather Mansholt for continuing to serve our community for another year on the NatureWalk HOA Board of Directors.

On Friday, May 2nd, from 6 - 8:30 pm, NatureWalk will hold its annual Spring Fling event at the Gathering Place. The Owner Engagement Committee has arranged for Sammy Sanchez, Division Chief of Fire/Life Safety & Fire Marshall of South Walton Fire District, to join the event, which includes food, fun, and special musical entertainment by Steve Barnes. NatureWalk adds a "30A Tiny Library"


Have you seen the latest addition to NatureWalk? Through the efforts of the Gathering Place Amenities committee and Peggy Paulson, a "30A Tiny Library" was added in front of the Gathering Place.

Did You Know? - History of the 30A Tiny Library project


Victoria Sellers, a local 30A resident, came up with the idea to add tiny libraries along 30A after the death of her husband, an avid reader, and a chance encounter with an elderly man who could not read. She thought one tiny library would fulfill this dream, but now has 29 tiny libraries and is thrilled to have one in our neighborhood.


She received a grant from the St. Joe Corporation and some local donors, who provide ongoing financial donations and supplies to continue building the tiny libraries. NatureWalk's 30A Tiny Library was built by Key Lime Builders.

HOA Annual Membership Meeting - April 30th

The annual NatureWalk HOA meeting has been scheduled.


Members will elect three (3) Directors at this meeting who will serve two-year (2) terms.

Architectural Review (ARC) Changes & Updates


The ARC Committee has been working on three projects to improve, simplify, and streamline the process for owners when making exterior modifications to their homes. These projects include:


(1) a simplified ARC alteration application;

(2) changes to the NatureWalk Community Standards; and

(3) a group of ARC pre-approved plant palettes.  


These will be reflected in the HOA Portal under the Architectural folder.

(1) Simplified ARC Alteration Form

The simplified alteration replaces the seven different alteration applications currently in the folder. It is a fillable form with a drop-down menu from which an owner can select the project for which it is requesting ARC approval. Once completed, the form can be saved as a PDF file and attached to the ARC request form (along with any other required documentation), found on the HOA Portal under Requests.

(2) Updated Community Standards

Once reviewed by the HOA attorney, redline changes to the Community Standards will be mailed to owners, and an ARC meeting will be held to discuss the proposed changes. The vast majority of “redlines” are administrative, meaning that the 2024 changes to Florida Statute 720, which applies to HOAs, have required some deletions to our current standards. The changes to the law also require the ARC to identify the standard upon which the ARC has based any denial of an owner’s request. 


There are also a few more substantive changes, such as the requirement of alley homes to post house numbers at both the front and back entrances of the property for life/safety reasons, along with adding a Repairs and Maintenance section. Here, the Community Standards spell out changes a homeowner may make without ARC approval but still require an ARC notification. For example, these include projects like repainting the home's exterior with the same color palette, roof repair, and replacing a dead plant with the same approved plant type.


Once presented to the owners and adopted, the revised Community Standards will be placed in the HOA Portal under: Documents>Architectural>Design Standards 

 

(3) Pre-Approved Planting Palettes

In conjunction with the community landscape management company BrightView, the ARC developed several pre-approved planting palettes to make it easy for owners who want to update their properties to select plant species that work well together. Think of these plant palettes similarly to the approved paint palettes on the HOA portal. The plants used in these palettes are cohesive in their species use and are all found on the approved plant list.

 

While the plant palettes have been pre-approved by the ARC, owners will still need to submit an Alteration Application identifying which scheme is being used and a lot survey identifying where on the property the plants are being installed. Once the ARC approves, owners may plant the scheme themselves or use any vendor for installation.

NatureWalk Spring Clean-Up


JOIN your NatureWalk neighbors on Saturday, May 3rd, at 8 a.m. at the Gathering Place. Each year, a group of your neighbors walks the neighborhood to pick up loose trash or litter on the ground to keep NatureWalk looking beautiful!

Parking Questions in NatureWalk


As questions about parking have arisen recently, we wanted to share these parking tips to share with your family, friends, and/or guests who may be at your home.


  • Parking within NatureWalk is on a first-come, first-served basis.
  • The parking pavers between the sidewalk and the street in front of Village Collection(alley) homes are Designated Parking Areas owned by the District. Homeowners or their guests may not restrict their usage.
  • Parking on streets, alleys, and roadway parking is not allowed in NatureWalk, as it may prevent emergency vehicle access or bi-weekly trash pickup by Waste Management.
  • Additionally, motor vehicles can not be parked in landscaped areas or on the community's sidewalks.


Lastly, we want to remind NatureWalk owners that you should communicate these details to their family, friends, and/or guests to avoid any confusion.

Community Development District Update


Spring 2025 Update:

District projects are set to target landscape maintenance plus fence, curb, sidewalk, and walkway repairs.


Uniform shrub trim and selected shrub removal will increase pedestrian and bicyclist safety by improving visibility along NatureWalk’s winding streets. While the shrub tops will initially appear bare, the foliage should recover during the spring growing season, and uniform trim will provide a more manicured appearance throughout the community. SavATree performed structural pruning of CDD oaks to raise tree canopies under the guidance of its licensed arborist.


Selected areas of the CDD sidewalk will be replaced or repaired. Curbs with missing “divots” will be patched where possible, including areas encompassed by homeowner driveways. Cure time for each “divot” repair is expected to be ~24 hours, so minimal inconvenience is anticipated. However, repoured sidewalks will be blocked off with cones for a longer time period. Concrete work will be scheduled after Spring Break.

Owners are encouraged to join the various community meetings each month. These meetings are also included on the HOA portal and CDD website. HOA meeting agenda details are posted at The Gathering Place and emailed to owners prior.
