Summer is here and it has been a HOT one.  Lots of violent afternoon thunderstorms which are quite exciting to watch if you are safe inside!  Along with the hotter weather we get a special treat.  Restaurants all over Palm Beach are offering exceptional value with their summer specials.  This month we include a few to show some of the amazing possibilities.

We include an article on Pocket Listings this month.  We, like many other agents, always seem to have a few quiet properties not currently in the MLS (Multiple Listing Service).  Contact us for more information whether you are a Buyer or a Seller.

Pocket Listings

A pocket listing is a signed real estate listing that is not entered into the MLS. In most cases, in addition to not being on the MLS, pocket listings are not advertised to the general public. The real estate broker or agent hired by the seller to represent a pocket listing shares it only with a few other agents that he or she knows and trusts. Pocket listings are also rare and often only temporary.   
 
What Are the Advantages of Pocket Listings for Sellers?
Closely related to the reasons mentioned above, certain homeowners prefer selling their home as a pocket listing for a variety of distinct advantages. Here are some of them:
  • To maintain privacy: Some people, especially celebrities, value their privacy very highly. They don't want everyone to know they're selling. They don't want pictures of the insides of their homes plastered all over the Internet. These sellers don't want a bunch of nosy strangers looking through their house just to see how the richer half lives. Instead, people who come to see the home are pre-qualified and vetted as serious buyers.
  • To give them the push they need to sell: Some people don't want to go through the hassle of showings, not to mention the marketing expenses, unless they can fetch a certain price. A pocket listing may help them find a motivated buyer who is looking for that exact type of property, and is ready to pay the price.
  • To avoid a negative perception: Listing a property privately helps to protect it from the stigma that can develop if it has been on the MLS for weeks and still hasn't sold.
  • To test the market: A pocket listing gives you an idea of what interested buyers are willing to pay for your home before you make it public on the MLS. That way, you may be less likely to have to reduce the price if and when you finally make it public on the MLS.
  • Reduced commission: Most Realtors will charge a standard commission from the home's sales price. But that could still be negotiated down since the Realtor doesn't have to spend so much time or money marketing the property. 
What Are the Disadvantages of Pocket Listing for Sellers?
While there are a number of advantages to pocket listings, it comes with some drawbacks:
  • A lower price: Restricting a larger pool of potential buyers from knowing about the sale might reduce the final sale price. It would be impossible to know what price the market will bear if you never actually put your home on the market. This could result in fewer interested home seekers and fewer, and possibly lower, bids.
  • Lack of walk-in traffic: While it's true that many people shop for homes online, many people also cruise neighborhoods for Open Houses.   Neighbors might also be looking for a nearby home for friends and family.
  • Limited exposure: A property that is listed on the MLS has the potential to be seen by millions of people. This drastically increases the odds of finding a buyer fast, an advantage you don't have when you do a pocket listing.

CHEZ L'EPICIER
Thursday nights during summer - loyal diners know all about  Chez l'Epicier's mussels-and-frites night. For $25 per person, you get all the Prince Edward Island mussels and French fries you can eat.  
Chef Laurent Godbout serves the mussels with your choice of five flavorful sauces, from coconut milk and curry to white wine, shallot and garlic.  
Friday is tartare night, when diners can choose from appetizer or entrée-sized flights of chopped tartares of tuna, salmon, beef, beet, avocado and tomato. Prices range from $12 to $36.  
Early bird specials here mean 50 percent off all entrées from 5 to 6 p.m.  
A three-course summer prix fixe deal is offered for $36 per person.  
All specials run through Oct. 31. Summer hours: Tuesday to Saturday from 4:30 to 10 p. m.

AVOCADO GRILL
The deals happen early in the week at Chef Julien Gremaud's  Avocado Grill restaurants in downtown West Palm and Palm Beach Gardens.  
Mondays, they serve half-priced oysters all day. On Tuesdays, wines are half the usual price.

MEAT MARKET PALM BEACH

Extended Happy Hour:  Enjoy great cocktails and wine at great prices, 4 to 8 p.m.
Twilight menu: A three-course prix fixe meal for $39, Monday- Friday, 5-6:30 p.m.
Signature Steak Sundays: Get half off the top-shelf prime grade "signature steaks" on Sundays. Normally $24 to $58 these are 6- to 16-ounce prime cuts, including New York strips, ribeyes and filet mignons.

TABLE 26
This stylish  American bistro is greeting summer by offering early evening diners 50 percent off all entrées every night from 4:30 to 6 p.m. The "Summer Tastes" special runs through Oct. 31.  
And during regular dinner service on Sundays, Mondays and Tuesdays, all bottles of wine are reduced in price by 26 percent.

THE REGIONAL  
Chef  Lindsay Autry will not only share her native North Carolina-style 'cue this summer, she'll share her kitchen at The Regional Kitchen & Public House. 
Pig Pickin' Tuesdays kick off on June 5. This is when The Regional does North Carolina-style barbecue roast pig with classic sides.  
On Pot Luck Wednesdays, which will be held monthly (dates to be announced), Autry hosts a lineup of top local guest chefs on The Regional's patio. Expect to see Buccan's  Clay Conley, Coolinary Café's  Tim Lipman and PB Catch's Aaron Black.  
Sunday Supper happens on July 29 and features visiting Southern chef and author  Virginia Willis. She'll be cooking from her new cookbook, "Secrets of the Southern Table."

KITCHEN
Chef Matthew Byrne's  Kitchen is about to roll out a special $45 three-course menu that includes a glass of wine. The prix fixe menu will be offered from June 1 on. During summer,  Kitchen is closed Sunday and Monday.

PB CATCH 

This seafood-centric restaurant offers a good deal for diners who arrive and order before 6:30 p.m.: Buy one entrée and get one free. This includes PB Catch's signature dishes like Cioppino, Maine lobster and Chilean sea bass.

Here's a Delray Beach restaurant offering nice prices in addition to picture-perfect ocean views. 50 Ocean's special prix fixe menus are $19 per person at lunch for two courses and $39 at dinner for three courses.

Sales lag with just 5 closings over the past 2 months.  This is expected over the Summer, off-season months.  The good news is that inventory remains exceeding low with just 44 properties for sale.  We know that the market will pick up with the return of cooler weather and the Grand Opening of our spectacular, essentially NEW, Clubhouse.  The rental market for next year for those wishing to enjoy a full golf membership is essentially closed.  We continue to get lots of calls for a 2018 seasonal rental and regret to pass on the disappointing news.  Let us know if you would consider renting your property for a few winter months, perhaps to travel or to bring in income.  We can promise you top rental fees.
