August has a funny little personality. Backpacks are back by the door, new school routines are settling in…the neighborhood feels like it's shifting into a new rhythm. If it feels like August snuck up on you again, you're not alone. Whether you've worked with us before or you're just getting to know the neighborhood, this is one of our favorite months to reconnect and share what's going on close to home. On August 15, Winestock brings a little Woodstock spirit to Summer Crush Vineyard & Winery, with live music, local wine, and a costume contest for anyone ready to dust off the tie-dye. It's also National Dog Month, a fitting reason to give our neighborhood pups a little extra attention (yours or one you know). And for those looking for a meaningful way to give back, United Way's Day of Caring opens signups midmonth.
As we continue to celebrate our nation's 250th independence day, August 26 brings another milestone worth pausing for: Women's Equality Day, a chance to recognize the women who help lead, shape, and strengthen our communities every day. Between festivals, fundraisers, and neighbors looking out for one another, it's easy to see why people put down roots here and stay. At Alex MacWilliam, we've had the privilege of helping so many of you find that first (or next) home, and we're always glad to keep you in the loop on what's happening in the place you call yours.

Gifford Youth Achievement Center
Since 1998, GYAC has helped local children in grades K–12 build brighter futures through their year-round after-school program, offering homework help, tutoring, mentoring, and cultural and recreational activities in a safe, encouraging environment. As families settle into the new school year, it's the kind of support that makes a real difference….giving kids a place to grow, thrive, and be celebrated for their achievements, big and small. Residential Closed Sales totaled 271 homes vs. 249 representing a 8.8% increase YOY.
Median Price was $400,000 vs. $392,975 representing a 1.8% increase YOY.
Active Inventory totaled 1,022 vs. 1,229 representing a 16.8% decrease YOY.

Residential Closed Sales totaled 109 homes vs. 81 representing a 34.6% increase YOY.
Median Price was $282,360 vs. $280,000 representing a 0.8% increase YOY.

History Meets Local Heritage
Throughout the centuries, this month has been filled with innovations, celebrations, and turning points that have left a lasting mark on science, exploration, and society. From the opening of the Panama Canal on August 15, 1914, to the launch on August 20, 1977 of Voyager 2 on a path to visit Jupiter, Saturn, Uranus, and Neptune, August has witnessed an impressive collection of history-making events.
| To that note, few places can claim a history as captivating as Indian River County, where August recalls the legendary 1715 Spanish Treasure Fleet wreck, whose ships were driven ashore near present-day Sebastian during a late-July hurricane and that gave the Treasure Coast its name. Two museums worth visiting to see real treasures from the deep include The McLarty Museum and Mel Fisher’s Treasure Museum in Sebastian. | The month also marks the preservation of the iconic Jungle Trail, recognized on the National Register of Historic Places in August 2003, ensuring a treasured piece of Old Florida endures for future generations. This was the original A1A built in the 1920s so citrus growers could bring their produce to docks on the Indian River for the first leg of the trip up north via Henry Flagler’s railroad.
