Striping, Painting and Road Repair – Strategic Initiative #2 underway.


No doubt you have noticed the refreshed striping and painting on our roads. Additional cross walks have been placed to improve pedestrian safety.  The roads not repainted are slated for repair and slurry sealing planned for this Summer. After the sealing is complete, painting of roads and crosswalks will be finished.

 

Slurry sealing should extend the life of our roads 7-10 years. Almost every municipality in the country undertakes this process for asphalt roadways. This operation will require coordination, communication, and cooperation as all vehicles must be off the treated roadways for 2-4 hours, depending on the outdoor temperature. 

 

The First Phase (see map) will include the P and O Sections (Darby West and all connecting spine roads); T2 Section (Darby East and all connecting spine roads); A Section (Wallingford Lane); B Section (Avebury Lane and connecting spine roads); C Section (Prestwick Place and connecting spine roads); and S1, S2, S3, and S4 Sections (Turnbridge, Ferndown Lane to Pendower Lane and connecting spine roads, and Wiltshire Close).   Additional details will follow via email, flyers, and on the GCA website.

Storm Clean-up Continues


CARB (Common Area Review Board) continues to work with our contractors to clear debris created by the January storm from Glenmore’s walking trails. CARB has cleaned-up the GCA-owned portion of the Pendower Trail and work will begin on the Blue Bird Trail the first of May. We continue to feel the pinch of labor shortage impacting our contractors. The CARB team continues to assess the natural common areas for hazards that may exist due to the significant damage done by January’s storm.

The GCA would like to say a special thank you to Allyson Louthan who recently resigned from the Common Area Review Board (CARB) after serving our community for over 20 years. Allyson’s passions of hiking, walking and horseback riding led her to become instrumental in the development of the Glenmore trail network within our community from its inception. Thank you, Allyson, for your service.

Walking Trail Update, Maps & More


Walking trail maps have been updated on the GCA website.

  • Map 1: Map overlay for all walking trails at Glenmore with inserts of Maps 2, 3, 4 and 5
  •  Map 2: Carroll Creek Nature Trail, from Carroll Creek to Newbridge.
  • Map 3: continuation of the Carroll Creek Trail into the Pendower Nature Trail (and Pendower Spur), to Ashton Road leading to Glenmore Way.
  • Map 4: Bluebird Nature Trails, starting from Newbridge (sign # 4) and Farringdon (sign # 5).
  • Map 5: Rivanna River Greenway / Rivanna River Trail.

Trails through and adjacent to the Glenmore Farm/Equestrian Center are ‘off limits’ to the public and Glenmore residents. You will recall that our new tenant, Colby’s Crew, is a non-profit charity that rescues endangered horses and donkeys and prepares them for life with sympathetic new owners. Because these animals may be hyper-sensitive due to past abuses, Colby’s Crew has specifically requested previously accessible trails in and around the Farm be closed.

 

While we recognize that some of our hiking and dog-walking residents may find this regrettable, the GCA’s C & R’s (Article XI, Section 2, restricts access by residents. We are fortunate to have a financially stable tenant, and we can admire and enjoy seeing horses in the paddocks. The Board requests that Glenmore residents continue to respect the privacy of our new tenants.

From Architectural Review Board


Glenmore residents can expect continued construction traffic along Piper Way and in the areas of Carroll Creek Rd and Pendower. Currently, 27 homes are under construction. Most homes, under construction or additional homes commencing construction shortly, are expected to be completed by the 3rd quarter of 2022. The ARB projects remaining applications for 2022 to total between 5-10 including 2-5 new custom home applications. Thirty lots, scattered throughout the community, are vacant and owned by private individuals.

 

Given the ongoing construction activity,

please be careful of driving and walking in our community. Large trucks with heavy loads have difficulty stopping!

Community Safety and Security Update


Gatehouse Traffic and Operations.  Progress on Gatehouse Security Upgrade continues. And just in time! Resident gate access, alone, averages 1290 vehicles/day and resident gate failures are on the rise, requiring manual assistance from security staff. As the entire systems ages out, more technical assistance is required to reset passwords, trouble-shoot license plate recognition, resolve conflicting data properties, and deal with camera, computer and printer malfunctions.

 

Gatehouse Security Upgrade. The contract from Securitas was fully executed in late March. We await Securitas’ installation and implementation timeline. Once we have the timeline, we will provide details regarding the process for updating resident information into the new system. 

 

Speed Monitoring.  The Code of Virginia § 46.2-874 requires that "the maximum speed shall be 25 miles per hour on highways in business or residence districts." In Virginia, speeds ≤ 45 mph are reckless driving. We are experiencing an increased number of vehicles seriously violating the speed limit and compromising the safety of our resident families and guests.


The first three months of 2022 the following excessive speeds were recorded:

  • 845 vehicles    45mph or greater
  • 118 vehicles    50mph or greater
  • 17 vehicles     60mph or greater
  • 1 vehicle         75mph or greater


For everyone’s safety, please SLOW DOWN – One incident can become a tragedy.
