Community Landscaping & Grounds Update

We’re pleased to share that Coral Canyon’s common area landscaping is currently healthy—according to the community's landscape partner —and well-maintained, with several long-time residents noting that it looks better than it has in many years. The landscaping is expected to continue improving as we move into the second year of our five-year irrigation replacement project.

This improvement is the result of several major efforts initiated by your Board, including targeted irrigation replacement, updated maintenance schedules, and a renewed focus on sustainable landscaping practices.

Irrigation System Replacement: For the first time, outdated irrigation systems are being replaced, increasing water efficiency, reducing repair costs, protecting valuable vegetation and providing system reliability.

Xeriscaping Projects: Targeted xeriscaping efforts are helping to significantly reduce water consumption.

Vegetation Replenishment & Rock Refresh: Community-wide vegetation is being replenished, and a strategic rock refresh is underway, bringing vibrancy and structure to common areas.

Tree Inventory & Care Plan: A complete tree inventory has been compiled for the first time ever. A proactive, systematic plan is now in place to maintain, prune, and care for all trees within HOA-maintained areas.

Work Order Software Implementation: All landscaping-related work orders are now initiated, tracked, and completed through a centralized software system. This has:

Greatly improved efficiency

Ensured accurate, searchable documentation

Allowed for clear communication and invoicing

Improved monitoring and accountability

The community's landscaper has noted that work order management creates a much more streamlined and effective process. Additionally, resident notifications about common areas and amenitiy issues are now rare, reflecting the positive impact of these improvements.

Indoor Pool & New Hot Tub Update

We’re excited to share that construction on the remodeled indoor pool and brand-new hot tub is near completion!

The project is now in its final stage—awaiting final inspections. Once those are completed and clearance is granted, we’ll be ready to open the doors and welcome residents back to this refreshed and upgraded amenity.

We truly appreciate your patience throughout the process. It’s going to be worth the wait!

(Stay tuned for the official grand re-opening announcement coming soon!)
