Just over 8,000 homes were for sale in metro Atlanta at the end of April, representing a 1.2-month supply of inventory. While residential developers are busy trying to add to metro Atlanta's housing inventory, new home starts and sales have been held back due to rising material costs, lack of labor and few affordable lots. Like the resale market, the new construction market has gotten competitive due to low inventory. This is one of many reasons it is important to hire a buyer's agent.
A buyer's agent will assist in finding the right neighborhood, location, lot, upgrades and plan modifications. They will help you understand the contracts, design process, inspections, deadlines AND be there to help you navigate all. While the buyer's agent works for you, the builder pays the agent -- it's built into their marketing budget and not considered a negotiable item. In other words, you are not going to get a discount if you don't have representation and the builder is the only one that benefits. A buyer's agent is there to protect and benefit you ... and only you.
