Summer Cooling Bills

Warmer weather means higher monthly energy bills. To save some money on this increase in usage, you can opt to enroll in the Average Monthly Payment Plan. This allows your cooling and heating bill to be spread out over 12 months. Check out the AEP website to find out more.

Navigating the COCLT Home Warranty Process

COCLT and Your Home Warranty

Since COCLT works with several different builders, the available warranties may differ; however, they all have one service that remain consistent with all builders:

  • 1-Year Limited Builder's Warranty

The 1-Year Limited Builder's Warranty involves all parties in coordination: COCLT, the Builder, and Homeowner.

The limited builder's warranty is primarily intended for structural defects in the wiring, piping and ductwork in the electrical, plumbing, heating, cooling, ventilating and mechanical systems.

Emergency items related to plumbing, electrical, heating and cooling, or garage door should be directed immediately to the appropriate vendor listed in the COCLT Homeowner Binder.

Benefits of a Home Warranty

One of the primary reasons why home warranty and maintenance are crucial is that they protect your investment. Purchasing a home is a significant financial commitment, and regular maintenance helps preserve its value.

A home warranty is a service contract that covers the repair or replacement of major home systems and appliances. It provides homeowners with peace of mind, knowing that they are protected against unexpected expenses.

Homeowner Maintenance

It is essential to maintain your home's safety features. Testing smoke detectors and replacing batteries regularly is a simple yet effective way to ensure the safety of your family. Checking and maintaining fire extinguishers and carbon monoxide detectors are equally important. Regularly changing air filters, cleaning dryer vents, and inspecting your home for pests are all preventive measures that can save you from future headaches and expenses.

To stay organized with your home maintenance tasks, create a schedule or checklist. This will help you keep track of what needs to be done and when. You can also set reminders on your phone or computer to ensure that you don't forget any important maintenance tasks.

Homeowners can submit their warranty information close to the 11 month mark as listed in your warranty binder to this LINK.

If you have any questions about the warranty process, you can contact Program Specialist, David Ford at david.ford@cocic.org or 614.927.8517.

Homeowner Tips

Power Wash

As a homeowner, maintaining the exterior of your home is just as important as the interior. Hiring a professional power washing company can help you maintain the life of your home's curb appeal and longevity of use.

Benefits of Power Washing Your Home

  • Power washing can help preserve the integrity of your home's exterior surfaces. By removing dirt and mildew, you can prevent these substances from causing long-term damage to your siding, deck, or driveway. This can save you money on costly repairs in the future.

The Process of Power Washing

  • Power washing involves using a high-pressure water spray to clean surfaces.

  • Before you begin, it's important to prepare the area by removing any loose debris and covering nearby plants or delicate surfaces that may be damaged by the pressure. You should also ensure that all windows and doors are securely closed to prevent water from seeping inside.

  • Start by wetting the surface thoroughly. Apply a suitable detergent or cleaning solution to the surface and let it sit for a few minutes. Then, using the power washer, work in small sections, moving from top to bottom and left to right.

  • Maintain a consistent distance from the surface to ensure an even flow of water, and pay extra attention to areas with heavy dirt buildup. Finally, rinse the surface thoroughly to remove all traces of cleaning solution and dirt.

The Green Mile

Maintaining your grass in the summer is essential to keeping your lawn healthy throughout the year. Here are some tips on keeping your grass looking lush and healthy during these hotter months.

One of the first things to consider when trying to keep your grass healthy in the summer is watering. It's crucial to water your lawn deeply at least every one to two days.

Another important aspect of maintaining a healthy lawn in the summer is mowing. It's best to mow your grass at a higher height during the summer months. This helps to shade the soil, preventing it from drying out too quickly.

Fertilizing your lawn is another key step in keeping it healthy during the summer. A slow-release, balanced fertilizer can provide the necessary nutrients for your grass to thrive. It's best to apply fertilizer in the spring and early summer, following the instructions on the packaging for the correct dosage.

Lastly, it's essential to be mindful of foot traffic on your lawn during the summer. Heavy use can compact the soil, making it harder for water and nutrients to reach the roots.

Try to limit activities that could damage the grass, such as playing sports or parking vehicles on the lawn. If you do have areas of your lawn that receive heavy foot traffic, consider installing a pathway or stepping stones to protect the grass.

Keeping your grass healthy in the summer requires a combination of proper watering, mowing, fertilizing, weed control, and mindful foot traffic.

Remember, a healthy lawn not only adds beauty to your property but also provides a comfortable outdoor space for you and your family to enjoy during the summer months.

Summer Money Tips

In the summer you may spend more money on activities, vacations, and other special events. Planning out a budget makes it easier to navigate your household expenses.

Take some time to create a budget specifically for the summer months. Consider all of your expected expenses, such as summer clothing, outdoor activities, and increased utility bills.

  • Plan affordable vacations:

Vacations are a highlight of the summer season, but they can also be a major expense. To save money on your summer getaway, consider planning a trip that is within driving distance or explore local attractions in your area.

  • Take advantage of free activities:

Summer is a great time to enjoy the outdoors, and there are often many free or low-cost activities available in your community. Check out local parks, beaches, and community events for affordable entertainment options.

  • Pack your own meals and snacks:

Dining out can quickly add up, especially during the summer months when you may be spending more time away from home. To save money, pack your own meals and snacks when heading to the beach, park, or on road trips.

  • Shop smart for summer essentials:

As the temperature rises, you may find yourself needing to update your wardrobe or purchase summer essentials such as sunscreen and insect repellent. Before making any purchases, do some research to find the best deals and discounts.

  • Monitor your spending:

To stay on track, monitor your spending regularly. Review your bank statements and credit card bills to ensure that all charges are accurate.
