COCLT and Your Home Warranty
Since COCLT works with several different builders, the available warranties may differ; however, they all have one service that remain consistent with all builders:
- 1-Year Limited Builder's Warranty
The 1-Year Limited Builder's Warranty involves all parties in coordination: COCLT, the Builder, and Homeowner.
The limited builder's warranty is primarily intended for structural defects in the wiring, piping and ductwork in the electrical, plumbing, heating, cooling, ventilating and mechanical systems.
Emergency items related to plumbing, electrical, heating and cooling, or garage door should be directed immediately to the appropriate vendor listed in the COCLT Homeowner Binder.
Benefits of a Home Warranty
One of the primary reasons why home warranty and maintenance are crucial is that they protect your investment. Purchasing a home is a significant financial commitment, and regular maintenance helps preserve its value.
A home warranty is a service contract that covers the repair or replacement of major home systems and appliances. It provides homeowners with peace of mind, knowing that they are protected against unexpected expenses.
Homeowner Maintenance
It is essential to maintain your home's safety features. Testing smoke detectors and replacing batteries regularly is a simple yet effective way to ensure the safety of your family. Checking and maintaining fire extinguishers and carbon monoxide detectors are equally important. Regularly changing air filters, cleaning dryer vents, and inspecting your home for pests are all preventive measures that can save you from future headaches and expenses.
To stay organized with your home maintenance tasks, create a schedule or checklist. This will help you keep track of what needs to be done and when. You can also set reminders on your phone or computer to ensure that you don't forget any important maintenance tasks.
Homeowners can submit their warranty information close to the 11 month mark as listed in your warranty binder to this LINK.
If you have any questions about the warranty process, you can contact Program Specialist, David Ford at david.ford@cocic.org or 614.927.8517.
