If you have lived in the Fulshear area for any length of time, you are probably like me and are amazed by the impressive growth that is occurring before our eyes. There is so much happening, that it is hard to keep up with it.    So, here is a highlight of just some of the larger commercial and infrastructure projects.  
NEW 6th Grade School
Lamar CISD believes in smaller schools for enhanced learning and for creating a greater sense of community. They are unique in having 6th Grade only schools which is due to the Districts conviction that 6th graders are too old for elementary and too young for Junior High School. 

To meet the growing demands for a new school, the James W. Roberts Middle School is being built on the 122-acres that includes Leaman Junior High and the Fulshear High Schools. The construction budget is $17,673,995.00 and is currently about 20% completed. Full completion is anticipated to be July 2019. The school is one story with over 88,000 square feet and includes mechanical mezzanines.
NEW Community - Polo Ranch

As the Houston Chronicle recently reported, in a desire to meet the demand of Millennials, whom many are first time buyers, Builders are designing smaller square footage homes. Century Communities, recently named the fastest growing public builder by Builder magazine, is moving forward on Polo Ranch. This will be a new master-planned community located on FM 1093 across from Fulbrook and Weston Lakes. New homes will start in the $160s and feature flexible floorplans ranging in size from 1,200 to 3,400 square feet.  They expect to open in June 2019.  Polo Ranch will include a recreation center with pool, playgrounds and parks that will meet the demands of move-up buyers.
NEW Business Park

Located on west side of Woods Road just south of I-10 is a new massive 650-Acre commercial business park located in the ETJ of the City of Fulshear. This park is being developed by Twinwood, which is one of the largest landowners in the greater Fulshear/Simonton area.  Twinwood is targeting this park to be a research and development hub for manufacturing, distribution, and light industrial companies. Construction is nearing completion on the first building which will be home to MAN Diesel & Turbo's  new North American headquarters. 

Also, recently announced, is another new 150-acre industrial park named Pintail Crossing just north of Fulshear's ETJ. The 2.2 million square feet of distribution space, at the northwest corner of Igloo Road and I-10, will be developed by Houston-based Hines. Job growth is expected to continue to grow around the Fulshear area as planned business parks continue to be developed along Interstate 10. There is particular interest in the I-10 Corridor areas to the south between FM 359 and Jordan Ranch Boulevard. 
NEW Phase for Vanbrook

Vanbrooke is the new 250-Acre residential community  on the outskirts of Fulshear on FM 359 just north of Hunt Road. Homes will start in the $200's with a choice of Lots sizes of 45' or 55'. Model homes by Westin Homes, Long Lake and Angulia Homes are nearing completion. This photo captures a look at the second phase in the foreground and the first phase in the distance.   At completion, the development will offer a resort style swimming pool, splash pad, a children's playground, pavilion and nature trails. Students will attend acclaimed Lamar ISD schools; including Huggins elementary, the new Robert's Middle School, Leaman Junior High and Fulshear High School.   
NEW Convenience Store

Located just north of Fulshear at the northeast corner of FM 359 and Jordan Road will be a new convenience store. It will be a major brand gas station (probably Time Wise). Importantly, this will be the first significant commercial/retail development north of Fulshear and south of I-10. However, this will be an "ice breaker" and a prelude for more to come. You only have to look back a few years at what used to be FM 1463 to imagine the transformation that FM 359 will witness in the coming years.  

FM 1093 and Westpark Toll Road.

Phase 2A construction is well underway for the extension of the Westpark Toll Road and the widening of FM 1093. It is scheduled to be completed by March of 2019. Phase 2B is the final portion that will complete the widening of FM 1093 to a 4-lane divided highway thru downtown Fulshear and will terminate at James Lane. Unfortunately, this is being delayed due to Right of Way and funding issues. At the moment, it's scheduled to start later this year and is anticipated to be completed in the Fall 2020. NEW Roads

As indicated above, there is a lot going on in the area. It is even more startling when you look at the mobility map that provides a look towards the future with the proposed new roadways that will traverse thru the area. As this visibly demonstrates, the dramatic growth that we have been witness to, will only continue. And, it will do so at an ever-increasing pace. Click on the link below to see the map.
