Gov. Raimondo Makes a Half Million Masks Available to Small Businesses - With Help from QDC's Steven King
The State of Rhode Island will distribute a half-million masks to small businesses to help them safely re-open and operate, Gov. Gina Raimondo announced recently. 

Quonset Development Corporation (QDC) Managing Director Steven King played a key role in making this Personal Protective Equipment (PPE) donation possible. Tasked by Gov. Raimondo to lead the state's efforts to establish a PPE supply chain, King has worked full time for the past two and a half months to procure the much needed medical equipment.
 
"This is no small feat, securing half a million masks, figuring out a simple way to distribute them to our smallest businesses; it might sound easy but it's a logistical challenge,” said Gov. Raimondo. “It would not have happened without the terrific work and leadership of Steve King... I want to thank him publicly for his unbelievable service."

Quonset Brokers New PILOT Agreement
Between N. Kingstown, EB; Will Mean
Millions More in Revenue for Town
QDC Managing Director Steven King worked with Electric Boat and the Town of North Kingstown to finalize a revised payment in lieu of taxes (PILOT) agreement that will mean millions in additional revenue for the Town. The payments will total nearly $78 million over the life of the deal between July 1, 2020 to December 31, 2038. The payment to the Town for fiscal year 2021 will total $1,670,000, growing to $6,330,000 in fiscal year 2039. 
 
Quonset has also committed to a new Municipal Services Agreement with North Kingstown which will remain in effect through 2038. The new agreement reaffirms Quonset’s partnership with the Town and includes new provisions that will result in significant cost savings for the Town. The agreement states that QDC will pay 50% of the cost to dredge the Allen Harbor access channel and increase QDC’s annual budget to maintain roads throughout the Park.
 
The new PILOT agreement reflects Electric Boat’s commitment to North Kingstown, and to Quonset Business Park, King said. Electric Boat has continued to expand its operations at the park, embarking on a massive  $792 million expansion  of their submarine building operation in recent years. This led to the renegotiation of the PILOT agreement originally signed in 2003 and amended in 2010.  
 
“A strong relationship between North Kingstown and all the companies at the Park has been a key to Quonset’s success,” said King. “We look forward to continuing to be a good neighbor in any way we can far into the future.” 
Work Continues at Quonset Business Park
Work continues full speed ahead at Quonset Business Park, despite the pandemic and resulting economic slowdown. To keep Quonset’s momentum going (and to keep people working) QDC is safely continuing construction at two sites that have been key to the business park’s growth. 
 
One of these flexible options is the Gateway Office Complex. These offices provide modern, customizable, state-of-the-art office space for start-ups, small businesses, professional services or  expanding Quonset companies . Each facility includes wireless high-speed Internet, a shared kitchen and break areas (including an outdoor courtyard), a conference room, an abundance of natural light and multiple restrooms.  
 
With the four existing office buildings fully leased, construction of Building #5 at the Gateway complex is now underway and scheduled to be completed by year’s end. 
 
The Flex Industrial Campus is another example of our creative site offerings for tenants. Established in 2017, the Flex Industrial Campus fills a void in the region for modern industrial and warehouse space for growing businesses. There are lease options between 10,000 and 40,000 s/f which are equipped with office space, restrooms, and high bay space for manufacturing, assembly or warehouse use, with ceilings up to 24 feet.
 
Our team finished construction on the third Flex Industrial Building in late April, and we are excited to welcome new tenants.

Falvey Insurance Group Launches
Frontline Foods R.I. Chapter
Falvey Insurance Group is the latest Quonset company to step up for those in need by launching a  Rhode Island Chapter of Frontline Foods . This initiative is part of Falvey Insurance Groups’ “ We Give a FIG ” campaign, which has donated $30,000 to COVID-19 relief, including $4,000 to Rhode Island’s Frontline Foods.  
 
Frontline Foods is a growing national effort focused on donating meals to hospital clinicians by partnering with local restaurants who have been devastated by the COVID-19 pandemic. They raise funds from the community and those funds are directly paid to local restaurants to make and safely deliver meals to local hospitals. Frontline Foods is now operating in 55 cities, has supported 920 restaurants and delivered 350,000 meals to 600 frontline teams.
 
Rhode Island’s Chapter announced their first donation of 100 meals from Matunuck Oyster Bar to Hasbro Children’s Hospital recently, sponsored by  Central Falls native Viola Davis .
