DESIGN

The following are a few examples of projects the firm has been involved with over the past month.

COMMUNITY

Aston Township Municipal Complex

Aston Township communicated its goal to evaluate the current and projected space needs for the Township administration and police operations to responsibly plan for the long-term needs of the community. Bernardon recommended a conceptual planning study to include the development of a space needs assessment and conceptual site usage plans for alternative building configurations as a sensible first step in identifying a permanent home for these critical Township amenities.

Bernardon met with Aston Township to identify programming synergies and operational adjustments that could promote a leaner and more responsible operation that would improve the outstanding service the Township administration provides to the community. The Police Department will include spaces that will improve the Department’s responsibility to maintain public order and safety, enforce the law, and prevent, detect, and investigate criminal activities in the community.

The new Municipal Complex is being proposed as a new two-story building on the site of the existing Aston Township Community Center that was designed by Casaccio Architects (now Bernardon) in 1997. The placement of the new Municipal Complex reinforces the concept of “campus” by working off the strong axis of the Community Center, creating a community marker and reinforcing the sense of arrival to the campus, and improving the civic potential of the green that is shared between these two critical COMMUNITY amenities.

DWELL

Bernardon has been retained by City Center Investment Corporation to provide full-service design services (Architecture, Interior Design, and Landscape Architecture) for a boutique-brand hotel in downtown Allentown. While the exact hotel brand remains under wraps, we’re excited to be part of this expanded revitalization of downtown Allentown.

EDUCATE

Wilmington University Athletic Center

The Bernardon team is proud to share that in addition to the Wilmington University School of Law, we have been selected to design the University's new Athletic Center. The design will include a 5,000 SF building that will house the strength training aspect of Wilmington University's athletics program. Renderings and plans are expected to be available in mid-February, so stay tuned!

HEALTH

Jerry Ann McLamb Medical Pavilion (Project Update)

Construction is well underway at the Jerry Ann McLamb Medical Pavilion in Milton, DE. The $35 million, 40,000-square-foot medical office building will house services that provide primary care, walk-in care, and laboratory and diagnostic imaging for the Milton community and surrounding Sussex County area. The project broke ground last July, and our team is looking forward to its completion and the positive impact it will have on Sussex County residents when it opens later this year.

WORK

Aqua | An Essential Utilities Company

As part of the Aqua headquarters renovations, Bernardon was retained to design their Employee Center II and their rooftop patio at their existing location in Bryn Mawr, PA. The project is currently under construction and is expected to be completed in the Spring. An existing garage space is being converted to a secondary employee center with a new entrance from the rear parking lot. The rooftop above the garage is being transformed into a new patio garden lounge. The space will accommodate a café center, lounge and collaboration meeting space, golf simulator and interactive monitor display.

SUCCEED

We are proud of the great recognition and success the firm and our team members have achieved, as well as Bernardon's involvement throughout the region. Here are some recent highlights.

Urban Land Institute Seminar

On January 26, 2023, the ULI Philadelphia hosted a virtual forum focused on Sustainable Warehouse Development. This was Part 2 of a 3-Part series in collaboration with Green Building United and Lehigh Valley Planning Commission (LVPC). KaMan Skinner moderated the event which had speakers from Green Building United, LVPC, LANTA, Kutztown University, City College of New York, Vrije Universiteit Brussel, and Link Logistics. The forum was split up into three areas of discussion: Impacts & Trends in the Lehigh Valley (LVPC and LANTA), Impacts & Trends in the U.S. and Globally (Researchers from the 3 different institutions), and a case study on 7101 Milnor (Link Logistics). If you are interested in viewing the presentation, you can access it in the link below. The recorded presentation will be made available in the next few weeks for all ULI members on the ULI website.

In the News

After more than a year of studying downtown Dover, interviewing 600 individuals, researching zoning codes, and examining infrastructure, the “Capital City 2030: Transforming Downtown Dover!” Master Plan was presented as an early look at the roadmap to revitalizing the downtown area of the City of Dover, Delaware.

Dover Downtown Partnership in collaboration with Mosaic Development Partners, Bernardon, Kimley-Horn, and Econsult Solutions, Inc., developed a master plan that could bring in more than $500 million to the downtown area. The vision includes roughly 15 acres of developable land throughout the city, including 97,700 square feet of commercial space, a 27,500-square-foot grocery store, a riverwalk that augments the 21 acres of open space, and more.

As part of the master plan, Bernardon's concepts integrate the architectural design character in line with downtown Dover and adds some new elements to break up sight lines. A future multi-modal transportation system and a pedestrian-friendly downtown will be evident, with the potential to add about 927 residential units — which could house a projected 2,000 residents — across six sites throughout the city.

For years, the former Provident Mutual Insurance building sat vacant at the helm of the Mill Creek neighborhood in West Philadelphia. After multiple attempts to transform the enormous neoclassical building, the property was sold to Iron Stone Real Estate Partners in 2020.

Fast FWD to 2023, Iron Stone Real Estate has transformed the once lackluster eyesore into a bustling public health campus with suites filled with various non-profit organizations, including KIPP charter school and CHOP. Bernardon’s contribution includes the design of a 1,240 market-rate apartment building, creating an opportunity for local resources to be housed directly in the neighborhoods they serve.

It's still early in the year, and already, there are several Bernardon-designed developments in Allentown, PA, which are slated to make significant progress well before the year's end.

Excitement is building as the city's revitalization extends beyond downtown. This past summer, developer City Center Investment Corporation broke ground on a $25 million 125-unit apartment building at 1010 Hamilton Street. Designed by Bernardon, 1010 Hamilton will include a mix of studio, one-bedroom, and two-bedroom apartments. Amenities will include a lounge with a coffee bar and fireplace, a courtyard with a fire pit and grills, a bocce court, a cornhole, and a dog park with outdoor seating. The city also recently completed $10 million in streetscape improvements, funded by excess NIZ revenue, bringing sidewalks, lighting, trees, bike racks, and pedestrian crossings to western downtown Allentown.

1010 Hamilton Apartments are slated for completion in the Summer of 2023.
